The improvement of national life and the development of medical technology have increased the average life span. This has caused housing for elderly people to be a social issue. Under this situation, we need to provide adequate housing area where the elderly can lead their independent lives and form their own local communities. Therefore, this study investigates the data to plan those housing only for the independent elderly based on the case studies in Jin-ju area. The subjects of this study are the independent elderly over 65 years old. This study defines "the elderly" and "housing" based on various references, analyzes the data of the survey on the elderly and shows some data to plan the housing area for the elderly. The survey was conducted simultaneously during person-to-person interviews with the elderly who are over 55 years old in the Jin-ju. As the result, we plan an apartment complex only for the independent elderly under the model of Jin-ju. The main findings in this study were as follows: 1) Location of housing for the elderly is divided into city, suburbs, rural district, and resort. Considering the physical features of the elderly, social situation, the convenience by social-facilities, and etc, city is best suited for housing area only for the elderly. 2) Considering the entire elderly population, the rate of those who want a separated living from their children, the rate of those who have their spouse, the rate of public housing, and the rate of those who want to live in the public housing, we derived a formula to present the number of public housing only for the elderly within a city. The formula is E = Pe*P1*P2*P3*P4*P5*P6. When this formula is applied to the situation of Jin-ju, the number of public householdonly for the elderly is 600. 3) In the case of the public housing only for the independent elderly in a city, small scale is not economic because residents can burden financially about the expensive land and other extra convenience facilities. Also large scale is not practical in the easy interchanges with their children. Therefore, the public housing only for the independent elderly should be the middle scale from 150 of household to 200. 4) When we apply the findings to situations in Jin-ju, the model apartment complex only for the independent elderly is as follows. ① Jin-ju can be divided in 8 small zones of life and 3 middle zones of life. Among those 8 small zone of life, the most suitable zones for public housing only for the independent elderly are Sinan-Pyunggeo zone, Gangnam-Chilam zone, and Sangdae-Sangpyeong zone. ② As the results of the study for requirement of housing for the elderly, the best location of housing should be Jin-ju public stadium. It is suggested that site area is 11,000㎡, the optimum number of household is 200, floor areas is 22,000㎡, and floor area ratio is 200 %. Also, 3 lodging complexes and 1 resource facility are recommended. Lodging complexes can be divided in one for those who have a spouseand one for those who don't have a spouse. The average area of lodging is recommended as 66 ㎡ (20 pyeong). The size of public facilities should be 40% (8,800㎡) of floor areas and the size of landscape should be 30% (3,300㎡) of site area. For the parking area, over 200 parking spaces within the complex are recommended to prevent the elderly with their physical limit from parking outside of the complex. Although this study presents the plan for the housing only for the independent elderly, the execution of the plan can't be possible if there's not any social helps or economical aids. And under the situation that there's no housing for the elderly at all, more study and investigation should be made in this area to suggest the specific approach and good model of plan for housing for the elderly.
