In Korea, the apartment houses began to be constructed since 1960''s and 1970''s and by 1980''s, they began to be mass-produced only to form an axis of our housing culture. However, various problems have arisen due to high-rising and increasing apartment houses, and the defect due to dew condensation is one of major problems requiring an urgent solutions. In such circumstances, this study was aimed at surveying the insulation and dew condensations in the apartment houses, and thereupon, analyzing their causes based on the results of the survey, focusing on those at the balconies. As a result of surveying the dew condensations in the apartment houses, it was found that about 34% of the houses had suffered dew condensations. In particular, those houses on either side of the building accounted for about 80% of the dew condensations, which was 10% higher than the other houses. The part subject most to dew condensation was the cross-point between floor and wall body, followed by cross-point between ceiling and wall body, area around the window frame, backside of furniture, ceiling and others in their order. Due to the current construction conditions, the balconies can seldom be 100% free from dew condensations only with their insulation. Namely, the balconies suffer from dew condensation, basically because residents use the outdoor part under the same or similar conditions as indoor parts without any additional insulation or anti-moisture measure. The reality is that although the balcony is equipped with an auxiliary kitchen system to be treated same as an indoor space, it is hardly insulated and treated against moisture. Since it is commonly perceived that balcony and indoor should be protected all from dew condensation, it is deemed necessary to design the balcony to resist the dew condensation in order to solve the problem fundamentally. In addition, insulation is closely related with dew condensation, but dew condensation occurs depending on moisture conditions, not difference of temperature. Since most residents do seldom feel any humidity until 60~70%, it is deemed necessary to educate them on secondary damages of dew condensation, effects of insulation and moisture displacement.
