A method of assembling a fire rated metal stud frame wall and ceiling system, comprising: providing a metal bottom track, the metal bottom track comprising a web, a first flange and a second flange, the first and second flanges extending in an upward direction from opposing side edges of the web, the bottom track defining an interior space between the web and the inwardly-facing surfaces of the first and second flanges;providing a metal top track, the metal top track comprising a web, a first flange and a second flange, the first and second flanges extending in a downward direction from opposing side edges of the web, the metal top track defining an interior space between the web and the inwardly-facing surfaces of the first and second flanges;securing the metal top track to the ceiling such that a first fire-retardant material strip and a second fire-retardant material strip are compressed between the metal top track and the ceiling as a result of the securing;positioning lower ends of a plurality of metal studs into the interior space of the bottom track and upper ends of each of the plurality of metal studs within the interior space of the metal top track such that each of the plurality of studs extends in a generally vertical direction, the plurality of metal studs spaced from one another in a lengthwise direction along the bottom track and the top track; andsecuring upper ends of each of the plurality of studs to the metal top track. 3. The method of claim 2, further comprising affixing the first strip to a first side of the metal top track and affixing the second strip to a second side of the metal top track such that the first strip is spaced apart from the second strip. 4. The method of claim 2, wherein the affixing of the at least one fire-retardant material strip comprises positioning a portion of the at least one fire-retardant material strip along each of the first and second flanges. 5. The method of claim 2, wherein the securing of the upper ends of each of the plurality of studs to the metal top track comprises passing a fastener through the metal top track and each of the plurality of studs. 6. The method of claim 5, wherein the passing the fastener through the metal top track comprises passing the fastener through a slot in the metal top track.
