Since late 1980's, the rapid growth of economy and high degree of industrialization have popularized the so called 'high-rise apartment buildings,' which efficiently utilize the land resource for dwelling. It is expected that this type of high-rise apartment buildings will be more popular in the near future especially when the specific environmental condition of South Korea is considered. However, the condensation problem at curtain wall has recently been raised for the newly built general domestic high-rise apartment buildings that achieve high airtightness and insulation for energy reduction. Regarding this problem, there are several separate researches on the energy performance of housing, condensation on the walls and ventilation of the inside of the housing, but no approach has been reported about the problem of condensation on the walls that considers the effect of the combined ventilation in upper-class high-rise apartment buildings. In this study, we firstly reviewed the existing studies on the cause of condensation, and then we thoroughly performed the simulation and analysis to precisely understand the thermal properties of a curtain wall using the domestic and foreign thermal analysis program for windows and frames. To begin with, we computed the heat transmission coefficients for the window using the Window 5.0 and compared the coefficients with the values offered by the manufacturing company. The heat transmission coefficients of the window frame was computed using the Therm 5.0, whose validity was verified by comparing with the actual measurement. We also analyzed the variation of the interior ventilation and humidity at the various conditions using a simulation program named Macroflo. Using the outcome of the aforementioned analysis and the existing formula on surface temperature and preestimating dew point temperature, we developed a prediction program for condensation time, which formed a framework for studying and estimating the condensation at curtain wall. ·As the result of the thermal performance at the curtain wall, estimated coefficient of heat transmission was 1.75W/㎡ in the center of a window frame, 2.32W/㎡ in the part of 6㎝ apart of a window frame and 1.75W/㎡ in the part of 15㎝ apart of a window frame. Consequently owing to heat transfer of a window, coefficient of heat transmission in the part of around window was 30% higher than that of a part of center of a window. In future it is necessary to take an action which coefficient of heat transmission in the part of around window was improved. ·From the analysis of the thermal performance at curtain wall, the heat transmission coefficient was estimated to be 1.75W/㎡ at the center of a window frame, 2.32W/㎡ at the point apart from a window frame by 6㎝, and 1.75W/㎡ at the point apart from a window frame by 15㎝. This result is equivalent to the fact that the heat transmission coefficient at the surrounding part of a window was 30% higher than that at the central part of a window due to the heat transfer occurred at the window. From this analysis, we suggest that the performance of the heat transmission at the surrounding part of a window needs to be improved through various methods such as using an insulating material. ·From the analysis of the ventilation and humidity of the inside, it is observed that the quantity of ventilation varies according to the height of a building due to the stack effect. At the upper floors, the rate of ventilation was lowered and humidity was raised. In this study, we found that the relative humidity can be lowered by as much as 40% in average using a suitable ventilation system (20㎥/h·p). ·As stated before, the condensation at the curtain wall does not occur on the first floor. But on the 20th floor, without installing a ventilation system, the number of days for potential occurrence of the condensation at the curtain wall amounts to 44 days, 800 hours in winter. Once we install a ventilation system, the relative humidity is lowered because of the high rate of air changes through the open air, which can prevent the condensation at the curtain wall. For example, by using the ventilation system (10㎥/h·p), the condensation can be suppressed thanks to the efficiently lowered relative humidity. However, we suggest that we should use the ventilation system (10㎥/h·p) to satisfy the guideline of the ASHRAE regarding the minimum volume of open air, i.e. 0.35ACH. ·In case of the condensation at a balcony, when we installed a ventilation system(20㎥/h·p) and kept the room temperature at 24℃, the condensation could be prevented. However, when the room temperature was kept at the level of 20℃, the entire condensation happened for 1 day and the partial condensation happened for 7 days during a year. When the room temperature was kept at 22℃, the partial condensation happened for 7 days during a year. Note that the expansion of a balcony was more efficient in preventing the condensation, because of the lowered relative humidity and temperature kept at 23℃ at a balcony when the room temperature was 24℃.
