서울은 600년이 넘는 오랜 역사를 지닌 도시이다. 이런 오랜 역사의 중심에 있는 대표적인 가로가 '종로'이다. 지금도 서울의 중심인 도심이 '종로'를 중심으로 남?북으로 뻗어져 있는 것은, 역사의 흐름속에 많은 사건들이 있었음에도 불구하고 서울이 여전히 그 역사를 바탕으로 발전해 나가고 있음을 알 수 있다. 그래서 본 연구는 이러한 역사의 중심에 있는 대표 가로인 '종로2가'를 대상으로 과거부터 현재까지의 변화과정을 자세히 살펴보았다.
도시의 모습을 이루는 도시조직 즉 도로, 필지, 건축물 이 세 요소를 조선시대부터 2007년 현재까지 약 100여년의 시간범위를 두고 변화를 살펴보았다. 그래서 도시조직이 시간의 흐름 속에서 각각 어떠한 형태로 변화되어 왔으며, 왜 그 시기에 그러한 변화가 생겼는지, 변화가 생기게 작용한 기제는 무엇인지 알아보았다. 또 도로, 필지, 건축물 각각의 변화는 서로 어떤 관계를 맺으며 변해 왔는지, 그 변화가 현재 종로2가에 어떻게 나타나고 있는지, 그 의미는 무엇인지 종합해 보면 다음과 같다.
도시조직의 변화과정을 본 결과 그 특징은 첫째, 도로는 도시계획에 의해 변했다. 일제강점기 초기의 도시계획인 시구개정에 의해 우정국로가 확폭 되었고 70년대 도시계획에 의해 삼일로가 확폭 되면서 종로2가 동 · 서측 끝 부분의 대지가 도로로 바뀌었다. 대상지 북측 피맛길은 조선시대부터 그 형태가 유지되어 지금까지 존재하지만 일부 변형이 일어난 YMCA쪽은 그 당시 건물이 북측으로 확장됨에 따라 피맛길이 기존의 형태에서 변형되었고, 그 형태가 지금까지 지속되고 있다. 둘째, 필지는 도심재개발계획이 있기 전까지는 부분적으로 합필이나 분필이 보이기는 하나 기존 필지의 형태는 유지하면서 변화했다. 조선시대 시전행랑이 있었던 시기의 필지형태가 세장한 모습인데, 여전히 종로2가는 그러한 필지형태가 유지되고 있다. 그러나 도심재개발계획에 의해 조성된 종로타워는 새로운 유형의 필지형태 위에 세워졌다. 셋째, 건축물의 변화는 도로나 필지의 변화가 없는 경우라 하더라도 건축물은 생성, 소멸됨을 반복하였다. 과거의 종로2가를 이루는 건축형태인 '행랑'에서 '근대 건축물'로 바뀌었다. 목조 건축물이었던 행랑은 모두 근대 건축물로 바뀌었고, 행랑 이후 2~3회 변화과정을 거치면서 피맛길과 종로 사이의 세장한 필지구조에 그대로 적응하며 건물이 세워졌다. 이러한 필지 구조적 특징이 지금의 건축물에 그대로 적용되어 전면은 종로와 통하여 상업기능을 유지하고 후면은 피맛길과 통하는 독특한 형태를 가지고 있다. 그러나 길의 구조가 변한 종로타워는 새로운 도시조직에 적응하면서 전혀 다른 형식의 적응을 보이고 있다.

Even in present day, the urban center of the Seoul is spread out to north and south using Jongno as a baseline, which shows us that in spite of the occurrence of many historical events, Seoul is still leaning it's growth on the Jongno's history. Because of that, this study is focused on the change history of 'Jongno2-ga' as the research subject.
I reviewed roads, lots and structures which are three elements of urban fabric that forms up a shape of city for about one hundred years as the time range which is from the Joseon Dynasty period to present day. I reviewed the evolution of city elements in the timeline what and how the each elements evolved and why the change had to occur at that specific time and what is the matter which caused the change to be happened. In addition, the comprehensive meaning of the relationship among changes of roads, lots and structures and how the Jongno2ga shows the effect of it in the present day is as follows:
The characteristics of the evolution of urban fabric are fist, roads are changed by urban planning. The Woojungkookno had been widened and extended according to a urban redevelopment plan of the early era of Japan's colonial rule of Korea and according to city planning of 70's, Samilno had been widened and extened, as the result, the ground of Jongno2-ga's east and west ends had to changed to the roads. The Pimatgil, the north part of Jongno2-ga, has been kept in formation since Joseon Dynasty period, but it's YMCA direction has been changed due to YMCA building's expansion to north and kept in that shape until now. Second, lot shows partial mergence and division, but the original shape had been kept during change until the urban redevelopment projects' establishment. The slender shape has been formed when Joseon Dynasty built street market servants' quarters but Jongno2ga is still in that form. But Jongno Tower is built on new shape of lots according to Urban redevelopment plan. Third, the transformation of structures like building and destruction had been occur irrelevant to changes of roads or lots. The Jongno2-ga's typical structure style has been changed from servants' quarters architectural style of past to modern architectural style. All wooden structures had been changed to modern architectures and structures have been built adaptably to slender lot shape through two to three times of transformations since servants' quarters. This structural characteristics of lot are applied to present structures, they have an unique architectural shape which front side is connected to Jongno, carrying out a commercial function and back side is connected to Pimatgil. However, Jongno Tower, which has been built on new road structure, adapted to new urban fabric, showing adaptation of totally different formation.
The result on transformation of urban fabric as above, the main reasons of change can be analyzed into two cases. First, planning by public (urban redevelopment project) which stands for transformation by system, and the second reason is transformation by the act of development of individuals. In the past, the shape of city changed when lots were merged or divided and structures changed depend on individual's act of development.
