BIM 기술은 기존 설계도면 작성 프로세스와 달리 건물의 형상뿐만 아니라 정보를 포함하는 개념으로 설계와 에너지 분석이 동시에 가능하여 쉽고 빠른 피드백의 장점을 가지고 있다. 이에, 실무 적용을 위한 시도 및 연구가 계속해서 증가하고 있으며 현재 부분적으로 BIM을 도입하는 사례가 늘고 있다. BIM기반 대안평가 프로세스에서 객관적이고 합리적으로 설계안을 평가하기 위해서 국제표준 포맷인 IFC(Industry Foundation Classes)모델을 생성하고 검토하는 자동화 시스템이 요구된다. 건물에너지 대안평가를 위한 설계 초기계획단계에서의 개방형 BIM기반 에너지 분석을 통한 대안평가에 관한 연구는 미비한 실정이다. 결국 초고층 건물 설계 시 에너지 효율성을 파악하고 최적의 건물 대안을 도출하는 데 많은 노력과 시간을 소비하게 된다. 또한, 초고층 건물은 비정형의 건물형태 등의 특징으로 인해 에너지 분석 방법 및 도구를 이용하는데 어려움이 있다. 초기계획단계에서 여러 설계 대안에 대한 에너지 성능을 정량적으로 분석하여 설계자의 의사결정과정에 신속하게 도움을 주는 것은 매우 중요하다. 따라서 본 연구는 초기계획단계부터 초고층 건물의 외피형태 생성 시 에너지 효율을 고려한 합리적, 정량적인 대안을 평가하고 가장 적합한 대안을 효율적으로 선택하기 위해, 개방형 BIM기반의 대안평가 방안을 제시하고자 한다. 연구 내용은 다음과 같다. ∎ 연구범위 : 대안평가 범위를 초고층 건물 외피의 에너지 성능 분석으로 한정하고, 건물의 형태유형, 설계 대안평가 방법, 건물 에너지 해석에 대한 이론적 고찰을 실시 ∎ 설계요소 도출 : 초고층 건물 외피형태 생성 및 에너지 성능에 영향을 주는 설계 요소를 선정하여 제시 ∎ 데이터 교환구조 제시 : 초고층 건물 외피를 구성하는 객체와 에너지의 속성 정보인 변수를 요소화하고, 외피 객체 정보를 구성하는 변수를 통해 IFC 데이터 교환 방안에 요구되는 구조를 제시 ∎ 자동화 인터페이스 개발 : 다양한 건물 외피 IFC 데이터를 자동으로 생성하기 위한 인터페이스 개발 ∎ 대안평가 방안 제시 : 생성된 IFC 데이터를 정량적, 합리적으로 평가하기 위해 에너지 성능 분석 시스템을 개발하여 대안평가 방안을 제시 제시된 대안평가 시나리오를 통해 초기계획단계에서 객관적인 대안평가를 통한 에너지 성능에 맞는 설계 요구사항 및 기준에 부합하는 초고층 외피 모델을 유도 할 수 있다. 또한 본 연구에서 제시된 개방형 BIM기반 건물 에너지 성능 분석의 대안평가 환경이 구축되면 기존의 에너지 성능 분석 과정에서 효율적 의사결정이 용이해 진다. 더 나아가 개방형 BIM 모델이 다양한 분야로 확장 적용됨에 따라 방법론적 분석기준제시를 통해 지속적인 대안평가 시스템 구축의 확장 또한 기대 할 수 있다.

As contemporary design gets more sophisticated and policies of environment-friendly design have been established, use of BIM (Building Information Modeling) technology is widely spreading in the current AEC industry. For instance, Public Procurement Service announced that public projects that are larger than 50 billion won in total construction costs should apply BIM from the year 2012, which is expected to be applied for large scale projects like super-tall buildings in the future. Unlike conventional process of making a blueprint, BIM technology is a concept that includes additional information as well as the shape information of a building. This enables simultaneous design and energy analysis with easy and fast feedback. For that reason, there are increasing interests about BIM technology in research and practice. However there are few researches conducted for alternative assessment through open BIM-based energy assessment in the initial planning stage for alternative assessment of building energy. Eventually, it requires much effort and time to understand energy efficiency to come up with the optimal building alternative in designing super-tall buildings because of their characteristics. Many super-tall buildings are irregular in their shapes which causes difficulties in using energy analysis method and tools. It is very important to promptly help the designer in decision making processes by quantitatively analyzing the energy performance of various design alternatives during the initial planning stage. Therefore, this study suggests an open BIM-based alternative assessment method in order to evaluate early phase design, taking quantitative energy efficiency check into account. When creating building envelopes of a super-tall building from the initial planning stage, users can efficiently select the most suitable alternative. This study consists of the following: ∎ Research scope: The scope of alternative assessment is limited to energy performance analysis of the envelopes of super-tall buildings, with theoretical discussion on the shape types, alternative design assessment methods, and energy interpretation of buildings. ∎ Construction of a design elements set: Design elements that affect the shape of envelops of super-tall buildings and energy performance are selected and suggested. ∎ Suggestion of data exchange structure: Objects that compose the envelope of super-tall buildings and variables, attribute data of energy, are derived as factors. A structure required for IFC data exchange is suggested through variables forming the envelop object information. ∎ Interface development: Interface is developed in order to automatically create IFC data for various building envelopes. ∎ Suggestion of an alternative assessment method: An energy performance analysis system is developed and suggested for quantitative and rational assessment of the created IFC data. The suggested alternative assessment scenario can help derive an envelope model for super-tall buildings that is suitable for design requirements and standards for energy performance during the initial planning stage. Also, the open BIM-based building energy performance analysis suggested in this study facilitates efficient decision-making in the conventional energy performance analysis process. Furthermore, open BIM model can help build continuous alternative assessment system through suggesting methodological analysis criteria as the model is applied to broader fields within the AEC industry.
