In the 18th and 19th centuries, discussions about urban communities, from which have been developed today's urban planning, had emerged from a concern for the solutions for the two aspects of evils of cities;the deterioration of the physical environment and the increase in urban social issues, due to the socioeconomic changes represented by the industrial revolution and the population explosion of cities. Though, street interactions are minimized and the meaning of location becomes insignificant due to the advancements in the traffic and the communication technologies in today's globalized society, paradoxically the interest in community based on the day-to-day living space is revitalized. Therefore, this study is purported to find out which factors influence the sense of community in the sale and rental apartment complexes, through the selection of components of the sense of community and the investigation of the sense of community. Study subjects were selected among the sale and the rental apartments complexes in Yongam-dong in the City of, Cheongju, that are similar in terms of miscellaneous attribute except the method of sales, such as the square footage, the number of stories, the number of households, the number of buildings, the year of construction, etc. The survey was mainly targeted to spouses of householders (housewives). And the results of the survey showed that the levels of sense of community were above average and the sense of belonging was found to be the most influential component. Moreover, with analysis of the components of the sense of community and the influential factors based on the characteristics of residents, the relationships among neighbors, and willingness to participation of each complex, it was ascertained that there were some differences in the influential factors depends on the characteristics of residents. The purpose of this study was to investigating the levels of sense of community of the sale and the rental apartment complexes and to verifying the components of the biggest factors influencing the formation of sense of community in each complex. In addition, this study also attempt to ascertain which characteristics of residents are influencing each of the components. Hereafter, continuing studies on the community of co-housing complexes are needed, and these studies are expected to contribute to the urban regeneration and revitalization tasks for almost every cities.
