Likewise, purpose of this study is to develop reference model for the analysis of the existing building structure’s energy function. Going steps further, a tool was developed that can reduce energy effect and draw out the information on the economic viability merely by entering in the basic information of the deteriorated building through this reference Model following green remodeling execution. The results are summarized as follows. To complement the shortcomings of the input variables that require specialty, reference model was developed for the evaluation for energy function improvement before and after the green remodeling. Reference model for the green remodeling energy function analysis was classified into the base model for analyzing the existing building structure’s energy function and green remodeling element technology model to analysis the effect of energy function improvement after the green remodeling. First, in case of base model, elements that affect building’s amount of energy use were analyzed to select the five elements (area for exclusive use, area, bearing, floor where the applicable household is situated and day of building structure’s business approval). As for the green remodeling element technology model, elements that can be applied to the joint building of the unit household were analyzed to select four (insulation reinforcement, replacement with highly functional windows and doors, and replacement with highly efficient heat source and highly efficient LED lighting. Accordingly, it is possible to use this reference Model to draw out the optimal alternative following the application of the energy function at the joint building currently resided, and green remodeling element technology.
