이에 따른 연구내용의 결과를 정리하면 다음과 같다.

넷째, 시대의 변화에도 불구하고 반복적으로 높은 하자율이 발생하는 공종으로 주방가구공사, 일반가구공사, 도배공사, 타일공사 등이 도출되었으며, 이는 세대마감에서 소비자들에게 사용빈도, 노출빈도, 관심도가 높은 공종으로 하자예방을 위한 시공측면의 관리와 후속 조치측면의 보양관리 등에 대한 보완이 필요한 것으로 도출되었다.
다섯째, 마감품질 저해요인을 최소화하고, 공기지연여부를 사전에 확인하여 신속히 대응하며, 재시공 등으로 인한 공기지연 리스크와 비용을 최소화 할 수 있도록 공사중 중간관리일 관리 강화, 마감공사 성력화 부분의 확대, BIM(Building Information Modeling) 등의 활용을 통해 건축·설비·전기 공사의 공종간 간섭 사항 사전체크 등을 제안하였다.

South Korea got on the track of rapid economic development, urbanization, and industrialization with the Five-Year Economic Development Plan that started in the 1960s and introduced a type of housing style called apartment housing fit for the characteristics of the nation to address the housing issues derived from the small land area and high population density. Since there was a priority on supplying large volumes of apartments in short periods rather than quality improvement, however, problems emerged including planar uniformity and fixation with various defects consistently found in terms of usage, function, and aesthetics. As disputes between consumers and construction companies were added to them, social and economic losses grew even further. With the focus of the housing market shifted onto consumers in recent years, it has become increasingly difficult to satisfy the levels and expected values of consumers. Previous studies usually focused on the causes of defects, defect management systems, and disputes over defects between consumers and construction companies with few studies on the types and characteristics of defects in apartment houses according to the changing designs throughout the periods and also their improvement plans and measures. This study thus set out to analyze the changing types and characteristics of defects by period, identify repeating defects and defect types and also types of construction requiring intensive management, and thus help to prevent defects in the construction stage and increase consumer satisfaction by analyzing 1.71 million cases of defects collected from 105 apartment houses completed by A, one of the top ten construction companies in the nation on the construction subcontracting list in 2015, between the 1990s and 2015. The study first examined previous studies and literature to arrange the general concepts and characteristics of apartment houses, the changing process of apartment houses in planar planning and finishing by period, the changing factors by period, concepts of defects, acts on defects, and characteristics of defects in apartment houses in the nation. The study then analyzed and compared the planes and finishing materials of the subject complexes constructed by "A" per unit household with those examined in previous studies and literature study by period. The defects by period were also categorized according to large- and small-sized construction, ten types of construction with frequent defects, and types of defects based on the defect reports filed by the entire tenant households. The changing factors and characteristics of defect types were then analyzed by period based on the results with the subjects of intensive management identified.
The findings were summarized as follows:
First, the design of apartment houses was changing from the standardized compositions of planes and finishing materials before the 2000s to the various planes and finishing materials to meet the changing lifestyles and needs of consumers.
Second, defects in apartment houses happened most in closing construction in a construction project, and the major types of defects including low quality, others, and damage accounted for 76.8~79% of all defects and accordingly needed management.
Third, the rapidly rising number of claims under the category of others among the changing types of defects by period pointed to a focus shifted toward consumer-centric patterns unlike in the past through their increased levels and expected values for residential space, acquisition of various pieces of defect information through the Internet, and expanded communication among consumers. In future, construction companies need to make active responses to the consumer-centric environmental changes both in product and quality.
Fourth, a high frequency level of defects was repeatedly found in such types of construction as kitchen furnishing, common furnishing, papering, and tiling in spite of changes by period. Those types of construction are also characterized by high usage frequency, exposure frequency, and interest level among consumers in the household finishing stage, thus requesting such supplementary measures as construction management and reinforcement of follow-up measures to prevent defects.
Finally, the study proposed reinforcement management of middle management during construction, expansion of areas of labor elimination in finishing construction, and prior check of interference among different types of construction including architecture, facilities, and electric works through BIM (Building Information Modeling) to minimize the factors to deteriorate the finishing quality, take swift actions by checking construction delays in advance, and reduce the risks and costs of construction delay caused by reconstruction and other reasons to the minimum.
The present study analyzed the current state of defects according to the changing designs of apartment houses by period and identified the subjects of intensive management in finishing construction to propose measures to address quality degradation leading to defects due to the inclination toward quantitative growth in apartment houses. When those measures are applied, they will be able to reduce convenience caused by defects in the usage stage after consumers move in and minimize material damage caused by defects for construction companies. The study, however, has its share of limitations including the restricted scope of the cases of "A," lack of review of subtypes of defects by type of construction, and no research on the causes of defects, thus failing to propose specific alternatives. It also did not fully review changes according to the altered particular requirements of design, conducting analysis with a focus on defects according to the changing designs of finishing by period. Additional study thus needs to analyze and categorize the causes of defects by the detailed types of construction along with the cases of large construction companies and conduct analysis of changes to the classification system of defect content and the particular requirements of design.
