Therefore, this research is timely in its aim to explain the empirical effects and factors that set the rent of distribution centers. In this research, distribution centers in Gyeonggi Province and Seoul Metropolitan Area, Korea’s two largest and most dense distribution clusters, have been looked at to analyze the rent factors with an aim of establishing a basic database for reasonable rent pricing. The hedonic pricing method was used to study which factors determine the rent of distribution centers. As a result of multiple regression analysis by the hedonic pricing function, it was found that physical factors and location play the most influential role. Physical factors include vehicle accessibility and the date of construction, and case studies have revealed that the more recent the facility was built, the higher the rent. As for the location, proximity to an interchange is analyzed to be the most important factor. This is because proximity reduces logistics costs and speeds up delivery. For that reason, companies in the distribution centers and logistics vendors are found to prefer the location near the interchange. Going forward, with changes in the market and in logistics technology, new variables other than the price factors discovered in this research could come into play. Unless groundbreaking transformation takes place in the way distribution centers operate, however, the factors analyzed in this research, which are physical factors and location, are believed to remain the most convincing and powerful factors.
The result of this research, though its scope may be limited, is expected to serve as basic data for rent decision, which can be accepted and trusted by the investors, landlords, and tenants of profit-driven distribution centers.
