The existing methods of producing ideas in the analysis stage are to use ideas or information from the previous VE proposals, to generate ideas based on the experience or knowledge of VE specialists, or to use brainstorming through VE Workshops. Being dependent only upon the knowledge of specialists, brainstorming is limited in producing ideas. In the idea generation process in the current analysis stage, the ideas and information from the VE projects performed in the past are used to collect and categorize contents related to the applicable targets of the current project. The use of the data in the past is effective in quickly proposing the current project with new ideas. However, this process takes much time in finding, from the ideas in the past, those applicable to the current project, and arranging and reusing them. Furthermore, in developing alternatives selected after the evaluation, specialists review the drawings, collect data, and calculate the output manually based on 2D drawings. However, such tasks on various and complex 2D drawings are inefficient as these generate a significant amount of workload and requires a considerable amount of time. Not only do these consume much time, they also make it difficult to manage enormous data generated in the process. BIM is a technology that allows for producing and efficiently managing information generated in the construction industry, and promoting exchange of information among parties participating in the project. BIM automatically calculates outputs by using object-based property information and facilitates project participants' understanding of the project as well as the communication among them with 3D models. There has been research in the past aiming to implement BIM to the VE process, but the results have been insufficient. Therefore, aiming to complement the limitations of the VE process, this study proposed a plan for selecting alternatives based on BIM and using CBR. Moreover, the study proposed a plan to estimate the LCC analysis of the VE alternatives and select a VE proposal by utilizing BIM property information. The execution process of the study and its results are as follows. First, to argue for the need of connecting VE and BIM, the study analyzed previous studies that introduced BIM to the VE process. As a result of the analysis, the study proposed the necessity of BIM to overcome the non-productive task process in the execution of the VE process, the lack of visual understanding, and the insufficient information sharing among participants, and the limitations in time as the VE process is performed in a short term. Second, the study identified the problems and limitations in the analysis stage and proposed the need for improvement by investigating the VE alternative selection process in the domestic VE process. Third, to generate CBR-based VE alternatives, the study established a DB of 150 cases based on 60 VE projects, and based on the established DB, the study calculated the weighted value using Weka 3.8. Fourth, the study searched similar VE alternatives using CBR based on the alternatives proposed by the VE Workshop. The alternatives proposed by the workshop and the alternatives searched by CBR were realized in 3D models according to the current project, an LCC analysis was performed by using the corresponding properties information. After the performance evaluation based on the characteristics of the project through the interviews with specialists, the study calculated the scale of the value based on the quantitatively by using Eq. V=F/C, based on which the study proposed a plan with which to select a more practical and appropriate VE proposal. Fifth, the proposed plan was verified on its feasibility and practical usability by the interviews with specialists. The proposed VE alternative selection plan, which used CBR and is based on BIM, introduces the concepts of BIM and CBR in the VE process to generate more appropriate alternatives to the current project so as to facilitate the selection process of a more reasonable VE proposal.
The establishment of the VE database should be continued so that it can be universally used in construction projects, and further studies should be conducted on a plan to implement the methodology proposed in this study to construction projects that were not designed in 3D.
