For decades, there has been a rapid development of China's economy, along with the more frequent migration of population and the accelerated urbanization process. In the meanwhile the real estate industry has become a pillar industry in China's national economy and has been leading the development of China's economy. Especially after the housing reformation in 1998, housing prices continued to rise and attracted wide attention from both the Chinese government and all sectors of society. There are many causes for this phenomenon. This article mainly analyzes the causes of housing price changes from the perspective of population structure change. This article examines the impact of demographic change on housing demand, in the context of China's low birth rate and aging society. Here we discuss both the influence of specific variables of population structure on housing demand, and how the adjustment of the family planning policy as well as the regulation of housing policy could promote the development of Chinese real estate market. Based on the theoretical analysis and empirical study, this article examines the impact of the family structure, spatial distribution and age structure of population on housing demand. The conclusions are as followed. Firstly, in the process of rapid development of urbanization, The family structure of migrating population affects their housing option in the city. Whether it can attract more migrating population to settle in the city is also the key factor of sustainable development of the city. This article uses CHIP micro family data. The result shows that: The number of working family members has a positive effect on housing tenure choice. The more working family members, the greater chance of buying a house. The number of children age 14 and below has a positive impact on housing tenure choice. Given the current situation in China, that the long-standing family planning policy has led to the decrease of children. After the country adopted the policy of school district which depends on parent’s address, parents are driven into the housing market in order to ensure better education for their children. Household registration system has a positive impact on family housing choices. The families with household registration in the city have a stronger sense of belonging to the city and a greater willingness to stay for a longer time. Secondly, The regression result of China's provincial panel data has shown that: Migration has significant positive relationship with housing demand. With the increase of city population inflow, the housing demand will rise. The migration during the urbanization process is an important part of the spatial distributional structure of population. It reflects the population distribution among different cities and changes the population structure of the city. More people who are moving into the cities will provide more labor population, while cities with losing population will face more serious aging society situation. Thirdly, The regression result of China's provincial panel data has shown that: There is a significant positive relationship between the number of children and the demand for housing, which means that the demand for housing will decrease as the number of children decreases. Currently, China's fertility policy is being adjusted, a full implementation of the two children's policies is already in effect on January 1, 2016, indicating that China has gradually liberalized its birth control policy. As a result, China's future child population may maintain a stable and rising trend, and that will affect the housing demand. The elderly population has a significant negative impact on housing demand. This may be related to the rapid process of urbanization in China and the population migration during that period. The eastern region is relatively more developed than the Midwest is and attracted a lot of young people from the Midwest, which promotes the increase in the housing demand. This weakens the ageing population's influence on the housing market for the eastern part. However, in our overall regression analysis, it shows that the aging society will definitely bring a negative impact on the real estate market. The regression results of Panel data show that the average household size has significantly negative effect on housing demand. The current miniaturization of family has a positive impact on housing demand. In addition to the increasing demand of total number of housing units, the change of family size will also affect the demand for housing area, as well as the housing structure. With the miniaturization of family, the demand for small houses will increase and the needs for big houses will decrease.
