The purpose of this study was to analyze application of the up-up method in order to shorten the construction period in a site that uses the downward method, i.e., top-down method, and, thereby, verify the effectiveness of the up-up method for faster construction. Therefore, it analyzed the cause of construction delay in sites in which the top-down method is used, and the effects of applying the up-up method on improving constructability, economic feasibility, and construction period. As with the subject of this study, Songdo Centroad, it is very rare that different construction methods are applied to different buildings within the same complex when applying the top-down method. However, in many cases, while applying the bottom-up method, the up-up method was used exclusively for overground structure. The result of this study, in which the up-up method was applied in order to shorten the construction period delayed due to the downward method, was as follows:
1. Analysis of the construction period when applying the up-up method: To prove the effectiveness of applying the up-up method on shortening the construction period, in this study, the actual construction period when the up-up method was applied was compared to the original construction schedule. Although the original construction schedule was delayed by four months, by applying the up-up method, the construction period was reduced by about three months. Considering that ground floor framework delayed the construction for about one month, about four months of construction time can be saved. The effectiveness of the up-up method can be further increased when there are more underground floors and when the reinforced concrete core wall construction method is used. And it appears that effectiveness of the up-up method, which is performed after RCD pile cutting, on shortening the construction period, depends on the underground earthwork and frame construction period.
2. Cost analysis when applying the up-up method The costs when applying the up-up method were divided into reinforced concrete construction and steel frame construction. The up-up method is used as part of reducing the construction period and, therefore, causes additional costs. Using the up-up method increased the underground frame construction cost by about 25% and the overall framework construction cost by about 1.5%. The main causes of the cost increase were related to converting the underground form work from bottom-up to top-down, using hydro-crane before installing T/C, and increased volume as a result of installing and demolishing temporary frames. Regarding the steel frame construction, about 600million KRW, about 10% of the overall steel frame construction costs, was added. The cost increase was due to reinforcing existing steel frames, adding temporary steel frames for the up-up method, and installing temporary scaffold, etc. to demolish and dismantle the temporary underground facility, as well as due to additional volume of materials used for the construction.
3. Constructability when applying the up-up method Constructability decreases when applying the up-up method, in comparison to when using the bottom-up method alone. Additional costs are caused as a result of installing and demolishing temporary structure when changing the construction method, etc. and additional work such as epoxy filing due to the top-down joint created due to construction of the reverse beam and vertical member in the first basement level, etc. Also, applying the top-down method results in elongating the piping when casting concrete and decreasing the compactibility of concrete. Also, it requires additional temporary equipment for lifting, decreases safety due to simultaneous work on the overground and underground, and causes problems related to workforce and material supply. Furthermore, using this method complicates the construction sequence and causes difficulties with management.
4. Applying condition analysis of Up - Up Method Up-up method are for construction period shorten, the condition analysis shall be conducted prior to the course of construction. As a conditions for application, ①Needs to pre-founded for install a temporary column sharing construction load, ②Whether possible for sharing construction load as pre-founded, ③Whether possible for sharing capability as preexisting member, ④Whether possible for reinforcement when the preexisting member’s axial force was short, ⑤Whether possible for install a Working deck and reverse girder Up-up method is applying in case of satisfied all condition, and is to be maximize a constructability, cost, effect of construction period shorten.
In summary, applying the up-up method decreases constructability and construction safety compared to when using the bottom-up method, and complicates the construction sequence. However, these issues must be resolved by reviewing the constructability prior to construction.
Despite the partial decrease in constructability and economic feasibility, this method reduces the construction period, which can have positive effects on the costs, constructibility, and quality of construction.
Therefore, when applying the up-up method, the overall construction costs increase by 0.35% and constructability decreases slightly. However, by performing the underground and overground frame construction simultaneously, the construction period can be shortened by the amount of time required for the underground frame construction.
In conclusion, considering the economic feasibility, constructibility, and effect on shortening the construction period, using the up-up method can be used as a tool for shortening the construction period when the construction schedule is delayed.
