The work and roles of tour guides, especially from the tour guides’ perspective, have not been fully studied in the academic research despite the direct impact they have on tourists. Using the grounded theory, this qualitative study interrogates the process of Korean Demilitarized Zone (DMZ) storytelling creation by the tour guides. It explores the strategies that the DMZ guides use and the influences that they are under at this complex site. To do so, the study investigates the training of the guides, their point of view on the DMZ and the factors that influence their storytelling by taking into consideration the status of the guides. Thirteen tour guides, nine who have a national license and four who do not, were interviewed and the content of these interviews was coded using the NVIVO software. The results of this study show that tour guides create their stories benefiting from short training provided by senior tour guides. To complete this training, they need to grasp information by themselves through word-of-mouth, news, books, and the Internet. As soon as they meet their tourists, guides start to introduce themselves, and then explain facts about DMZ and Korea, following by the formulation of the restrictions. Through a word frequency analysis, the study shows that guides’ favorites topics are focused on Korean society issues, Korean people, peace and the DMZ site itself, with a slight difference between official and non-official guides. Moreover, their storytelling is mostly influenced by the DMZ site’s restrictions and constant evolution, but also by tourists’ interests and nationalities. Finally, empathic, interactive, personal, entertaining, authentic, educative, tools and authoritative components compose tour guides’ DMZ storytelling. Those components are used to build relationships with the tourists, delivering an immersive experience as much as provide core information and regulations of the tour. From these results appears a model of three important relationships -- the guide and tourists, the guide and the site, and the tourists and the site -- to create a memorable experience. This study has several theoretical and practical implications. It adds a new model to tour guide research and allows travel agencies to create new trainings about DMZ content and group management. Also DMZ tours can be redesigned to regulate the flow of tourists in a less stressing way. However, the results of this study have some limits. The construction of storytelling may differ for other sites, other types of tours and with Korean tourists. Also, due to the illegal situation of their work, few unlicensed guides were interviewed. Finally, to improve this research, observation of guided tours may be interesting to obtain other sources of information. Quantitative research can also enlighten the storytelling style tendencies following tour guides’ attributes. This research will also be valuable to future studies, as to whether the Covid-19 pandemic had an impact on tour guides’ storytelling as it is changing the way we travel.
