The total floor area of a building is the sum of the floor area of each floor in a building, and the maximum construction possible size is determined by the maximum floor area ratio prescribed by the National Land Planning Act. It was proposed to apply the coefficient and average floor area ratio to apartment houses, schools, and dangerous property treatment facilities that show singularity through comparison with the maximum legal allowable floor area ratio and the total floor area calculated by the building arrangement. In the case of apartments with a large shared area, the housing area calculation coefficient was calculated through regression analysis using K-APT data from the Korea Real Estate Board and the average floor area ratio was calculated through case studies of schools and hazardous treatment facilities. Second, the ECO2 program was developed for the purpose of certification of zero energy buildings, and detailed building information needs to be input. In order to estimate the primary energy consumption of the zero energy city, the existing method calculates the primary energy consumption per unit area using the standard model and ECO2 program for each building use. However, the existing method is not efficient because it takes a long period of time and a lot of manpower is invested from selecting a standard model to deriving program input and output results. The statistics-based calculation method newly proposed in this paper can calculate the primary energy consumption by building use and region using building energy usage statistics. In addition, unlike the existing method, primary energy consumption including electric(outlet) loads can be calculated, which can provide basic data for the zero energy city plan that can actually achieve Net-Zero. Third, it was analyzed that when solar power generation facilities are installed using the roof of a building, a 20% energy self-sufficiency rate in the city can be secured.
