Z세대 선호 연구에서 그들의 생활 가치관과 선호에 대한 인사이트를 통해 본 연구에서 커뮤니티 니즈, 구조 니즈, 유지 니즈, 청결 니즈와 통신 니즈는 공용 주거 공간에 대한 Z세대의 전체적인 태도에 영향을 미칠 수 있으나 의료 니즈는 그렇지 않다는 것을 발견하였다. 또한 Z세대는 공유 공간의 질서성과 기능성을 매우 중시하고, 자주적인 디지털 생활을 선호하며, 다원적이고 안정적인 커뮤니티 서비스와 실용성을 갖춘 주거 가치를 중시한다. 본 연구는 중국 사회의 공용 주거 공간에 대한 발전을 추진하기 위한 관점에 따라 진행되었다. 이를 통해 주거 환경(Human Settlement) 연구에 이론적 토대를 제공할 뿐만 아니라 공용 주거 환경을 디자인할 때 본 연구의 방향성이 개념 확립과 상업적 기초 연구의 참고가 되기를 기대한다.

Service-oriented public residential space including co-living apartments has attracted attention as a new housing trend, and more and more public residential spaces have emerged as China enters the second urbanization development. COVID-19 has changed the lives of residents, and the rapid urbanization process has brought new developments in the living environment. Public residential space can well adapt to the current social environment, but at the same time, the user needs of public residential space have changed ,this type of residence in China is still in its infancy and needs to be explored urgently. The purpose of this study is to investigate the design direction of shared spaces in public residential spaces and gain insight into the preferences of Generation Z. In the result we found three design directions of Service, Space and Construction.: In the service dimension, focus on maintaining the diversity of services that maintain the normal operation of the community; In the space dimension, the orderliness and functionality of the public space are pursued; In the construction dimension, the rationality of the structure and the safety of living are pursued. On this basis, SPSS is used to classify the types of needs, and six types of user needs are obtained: Community needs, Structural needs, Maintenance needs, Cleaning needs, Network needs and Medical needs. In the Gen Z preference study, we gained insight into their living values and preferences. We found that community needs, structural needs, maintenance needs, cleaning needs, and Network needs affect the overall attitude of Generation Z to public residential spaces, while medical needs will not. Moreover, Generation Z attaches great importance to the order and functionality of shared spaces, shows a preference for digital life with high autonomy, values diverse and stable community services, and has a practical-oriented residential value.
