As people become more interested in remodeling, both the academy and industry have come up with remodeling policy and new proposal for the development of remodeling technology. The actual APT remodeling cases, however, are extremely rare in Korea so that a study on remodeling has hardly been done. This paper has examined how residents view the remodeling of their old apartment and the actual APT remodeling case in Yonggang-dong, Mapo-gu, Seoul, the first in Korea. Then, It has analyzed problems in remodeling that Korea currently faces and its solution to present a practical direction for the successful introduction of remodeling system in Korea. The questionnaire survey has been conducted to APT residents in Seoul who want to have their houses remodeled in order to specifically find out how they view remodeling process. Furthermore, interviews have been conducted with persons u7ho were in charge of remodeling operations, and related data have been analyzed by conducting on-the-spot survey on APT in Yonggang-dong. Based on how residents view remodeling operation and the results of the case study on remodeling AFT in Yonggang-dong, problems and their solutions shall be summarized as follows. In the process of recognizing problems, it's been found that residents' lack of information on remodeling was the biggest problem. The APT in Yonggang-dong was subjected to reconstruction in the beginning, but when the reconstruction work couldn't be done, its purpose was converted into remodeling. As a survey on what is prerequisite before starting remodeling operation indicated, it's turned out that "Constant education and PR on remodeling" was the most important. Therefore, education and PR on remodeling to residents should be kept on in order for them to play a key role in remodeling operation. In the process of responding on residents' opinion when remodeling operation actively started, it turned out that the APT in Yonggang-dong was partially remodeled due to the failure of obtaining unanimous consent from residents. In a survey on what problems existed in considering residents' opinion, "residents' lack of experience and understanding on remodeling" and "complicated interests among residents" are turned out to be important factors, which means that all resident related problems such as obtaining a consent and dealing with remodeling costs and residents' removal must be solved in advance in order to smoothly proceed remodeling operation. With regard to the remodeling cost, a practical adjustment should be made on current special repairing allowance, and its PR and education to residents is also very urgent. During the remodeling operation, most residents wanted to move into other rental APT, so it was needed to prepare decent rental APT for residents' removal. In Yonggang APT remodeling, members of remodeling association were given a right to select a construction company. In the process of selecting a construction company, however, with respect on residents' opinion a construction company should be chosen in a fair, transparent, and appropriate way. Furthermore, unpredictable construction work also should be considered. In construction process, several problems have been found such as lack of knowhow in remodeling operation. In Yonggang APT remodeling, a drawing wasn't even prepared yet in the beginning, so there were many problems in remodeling operation. In addition, it needs to minimize the mistakes in on-the-spot survey and its operation, reduce construction noise and dust, and use appropriate equipment to minimize the said problems.
