The limitations on building plans imposed by the requirement of giving the first consideration to public interest and collectivity, combined with the historical urgency to provide quantitative solutions, however, have resulted in suppliers being less than responsive to diverse individuality and demands of residents. This circumstance has been giving rise to the increased interest in interior finishing materials, which could be used to modify and remodel structures and equipment and produce relatively significant effects with moderate efforts and costs. The interest in their functional roles and environment-friendliness is more than ever. Furthermore, to reflect the current social ambience and diverse demands of residents, there is a pressing need for studies on finishing materials, which form the outward appearance of multi-unit dwellings, let alone the structural components. With the background mentioned above, this study is intended to compare and analyze the characteristics of interior finishing materials for multi-unit dwellings and explore the data to reflect on the selection of the interior design and finishing materials by identifying the trends in the use of interior finishing materials for the cyber-model homes for the condominium complexes that were recently offered in Pangyo, Gyeonggi, investigating the types, characteristics, and patterns of interior finishing materials for each type of space, and surveying consumers' and suppliers' preference for interior finishing materials for each type of space. In Mar. 2006, to achieve these purposes of the study, frequent visits were made for survey purposes to a total of nineteen sizes of cyber-model homes offered by eleven contractors in Pangyo, Gyeonggi. A separate checklist for finishing materials and pattern survey tools were complied to survey the types, characteristics and patterns of finishing materials used for each type of space (connecting, semipublic, private, housework, and sanitation) as well as primary architectural components such as the floor, wall, and unmovable furnishings. Based on the findings, a questionnaire was conducted on the general public (consumers) and professional (suppliers) to identify their preference for the interior image, color scheme, and the pattern and type of finishing materials for each type of space within multi-unit dwellings. The results from the survey and analysis in this study may be summed up as follows: First, with respect to the types and properties of finishing materials, hot floor (semipublic, private, and housework), tiles (sanitation), and scagliola (connecting) were frequently used for the floor, and wallpaper was predominantly used as the finishing materials for the wall. Furnishings exhibited the most diversification of finishing materials, especially depending on the type of each piece of furniture and the type of space. Second, the most diverse patterns were used for the finishing materials for the wall. In particular, as for semipublic and connecting space, the range of patterns were the most diversified. Solid patterns for wall tiles, mosaic tiles, patterned tiles, and stripe tiles were used to create a wide array of ambiences. For wall finishing materials, natural patterns were dominantly used in almost all types of space, while modernistic wallpapers and geometric patterns were most frequently used for private space. Third, with respect to the most preferred interior image for each type of space, the general public (consumers) preferred lively and vivid images for the front entrance, unique and sophisticated ones for the living room, feminine and showy ones for the bedroom, and practical ones for the kitchen and bathroom, whereas professionals (suppliers) favored unique and sophisticated ones for the front entrance and living room, idyllic and cozy ones for the bedroom, and practical ones for the kitchen and bathroom. Fourth, with respect to the preference for color schemes for each type of space, both the general public (consumers) and professionals (suppliers) preferred achromatic colors. The general public (consumers) tended to prefer yellow for the bedroom, which may be interpreted as the intention to produce an feminine and showy image. Fifth, with respect to the pattern preference for each type of space, both the general public (consumers) and professionals (suppliers) preferred patterns of natural elements. For the bedroom, however, the preference for flower patterns may be seen as the intention to differentiate the space by creating a cozy and feminine ambience. For the bathroom, the general public (consumers) highly preferred patterns of leaves and fruits, which may represent the desire to depart from the conventional bathroom concept and diversify the space. Sixth, with respect to the preference for floor finishing materials per type of space, solid wood floors were preferred for the living room, bedroom and kitchen. For wall finishing materials, a wide range of wallpapers including non-synthetic ones and Korean paper were favored. For the front entrance and bathroom, scagliola with different patterns was used to create diversified ambiences, as opposed to a single type of scagliola and tiles that may result in humdrum. Furthermore, the preferred use of natural stone, deco-tiles, scagliola and other different finishing materials for the bathroom wall is deemed to be resulting from the diverse individuality and demands of residents.
