본 연구는 주거복지동 입주자격 노인들이 필요로 하는 공용 공간 및 전용 공간의 요구도를 조사 및 분석하여 주거복지동 공간 계획방향을 제시하고자 하였다. 서울시 노원구에 위치한 영구임대주택 총 9단지의 65세 이상 노인을 대상으로 조사하였으며, 설문조사 기간은 2012년 7월부터 2012년 9월까지 총 3개월 동안 진행하였다. 조사방법으로는 기존의 문헌을 검토하고 방문조사를 통해 영구임대주택의 현재 부대 복리시설을 살펴보았고, 직접 설문 및 인터뷰 조사를 통해 주거복지동 계획에 요구공간을 파악하였으며, 인터넷과 문헌 조사로 부족한 부분을 보완하였다. 따라서 영구임대주택 단지 내 노인을 위한 주거복지동은 크게 전용공간, 공용공간, 보행공간으로 나누었으며, 이것은 다시 기본형, 확장형으로 분류하여 계획방향을 제시하였다. 기본형과 확장형은 관련법을 기준으로 세대수별로 각각 3type으로 나누어 제시하고자 한다. 먼저 type1은 소규모 단위로 500세대이상 1000세대미만, type2은 중규모 단위로 1000대세이상 2000세대미만, type3은 대규모 단위인 2000세대이상으로 주거복지동의 공간 계획방향을 제시하였다.

This study analyzes the demand of public space of elderly in apartment houses and provides the direction on the planning of welfare-housing. I investigated elderly people who are more than 65 years old and who live in a permanent rental housing located Nowon-Gu, Seoul. The period of investigation was for 3 months, July to September, 2012. I checked up existing welfare-housing of permanent rental housing through textbooks and visiting research, and remedied the deficiency using the internet and textbook. Therefore, welfare-housing for eldery in apartment houses is divided in three parts; dedicated space, common space and pedestrian space. And it is separated again two parts; basic type and extension type, both are divided into three types according to the number of households based on the proposed law. First of all, The type1 is small units hosting between 500 and 1,000 households, the type2 is medium-sized units hosting between 1,000 and 2,000 households and the type3 is large-sized units having more than 2,000 households.
