국 문 초 록 소형주택의 공간활용 방안에 관한 연구 지난 수십 년간 우리나라는 가구구조의 변화와 다양한 라이프스타일의 변화를 경험하고 있다. 가구구조의 변화로 주택은 점점 소형화 되고 있고 현대인의 다양한 라이프스타일은 이들의 기호를 반영하려는 시도가 계속적으로 이루어지는 계기가 되었다. 소형주택은 단순히 면적의 협소함을 의미하는 것이 아니라 제한된 공간 안에 소비자가 필요로 하는 것을 담고 작지만 공간의 효율성을 최대한으로 높인 공간을 의미한다. 즉 주택 내부의 협소함을 다양한 설계방법을 통해서 거주자가 좁다는 것을 느끼지 않고 시각적으로 개방감을 느낄 수 있는 주택이어야 한다. 본 연구는 주택 실내공간에서 필요로 하는 요소를 적절하게 계획하여 거주자가 쾌적한 삶을 살 수 있는 방안을 살펴보았다. 연구의 진행은 크게 공간적으로 협소함을 극복하는 방법과 한정된 공간을 넓게 살 수 있는 수납 계획으로 구분하여 연구하였다. 1장은 본 연구의 배경과 목적을 설명하고, 선행연구를 조사하여 연구의 차별성을 알아보았다. 2장은 문헌조사 단계로 소형주택 현황은 국내와 국외로 나누어 연구하였다. 수요특성에 대한 연구는 소형 가구원수별 변화추이와 2~4인 가구의 가구구성원의 형태를 조사하였다. 또한 라이프스타일 연구는 SH공사 도시연구소에서 연구한 ‘맞춤형 소형주택 상품개발 및 적용연구’에서 조사, 분석한 내용을 정리하여 본 연구의 자료로 이용하였다. 다음은 공간활용 대한 연구로 선행연구와 문헌자료를 바탕으로 정리하여 소형주택에서 공간활용 방안의 요소를 추출하였다. 3장은 사례조사 연구로 단독주택, 아파트, 오피스텔의 주택형태별 국내·국외 30사례를 조사하였다. 규모는 단독주택에서 국내는 105m2, 국외는 85m2이하로 한정하였고 아파트와 오피스텔은 60m2이하의 주택을 선정하여 연구하였다. 분석의 기준은 크게 공간과 수납계획에 대한 것으로 각각 건축과 실내적 측면으로 나누어 시각적 개방성과 가변적 다양성을 분석하였다. 4장은 설문조사 단계로 소형주택 수요자를 대상으로 공간활용 방안의 선호하는 요인을 조사하고 분석하였다. 설문조사의 대상자는 서울시에 거주하는 30~40대, 2~4인 가구를 중심으로 조사하였다. 설문지 구성은 현재 거주공간의 실태파악, 공간활용 방안, 수납활용 방안으로 크게 세 부분으로 구성하여 조사하였다. 5장은 설문조사에 의한 소형주택의 공간활용 방안을 종합하여 분석하였다. 분석은 사회인구학적 요인과 라이프스타일 요인에 따른 공간활용 방안을 분석하였다. 6장은 결론으로 소형주택의 공간활용에 관한 방향제시와 향후 연구방향을 제언하였다. 소형주택에서 공간을 최대한 넓게 활용 할 수 있는 연구는 다음과 같이 정리하였다. 첫째, 주택 내부공간의 면적이 좁은 물리적인 협소함을 극복하기 위해서는 공간 안에서 시각적인 개방감을 느끼고 가변적 다양한 공간의 계획이 필요하다는 것을 알 수 있었다. 시각적 개방감을 주기 위해서는 같은 기능을 입체화시켜 평면적으로 좁은 공간을 입체적으로 사용하여 바닥면적을 확보한다. 가변적 다양성의 방법으로는 하나의 기능에 다른 기능을 일체화시켜 공간에 확장감을 부여하고 분리, 합체가 가능한 계획으로 공간에 변화를 줄 수 있다. 둘째, 주택내부에서 합리적인 공간활용 방안은 사회 경제적 변수와 라이프스타일에 따라 차별화하는 대안제시가 필요함을 알 수 있었다. 공간을 최대한 넓게 사용하기 위해서는 수납공간 계획이 무엇보다도 중요하며 숨은 수납공간 확보와, 다용도로 공간을 활용하는 방법, 자유자재로 가변적으로 변화가 가능한 방법은 소비자의 필요에 따라 다르게 적용되어야 한다. 셋째, 소형주택에서 거주하는 주택사례를 조사한 결과 일상생활용품과 계절용품을 보관하는 수납공간이 충분한 크기로 확보되어야 하고 세탁 건조공간은 현재 주택에서 제공하는 공간크기가 작다는 것을 알 수 있었다. 또한 수납공간 계획은 물품의 종류와 형태에 따라 계획하여 보관하기 힘든 물품이 밖에 나와 있는 것을 줄여야 한다. 마지막으로 조사 결과 공간에 비해 가구 사이즈가 커 공간의 점유면적을 많이 차지하고 있었다. 본 연구는 소형주택에서 내부공간의 공간활용 측면으로 세분화하여 연구하고 조사하였다. 하지만 소형주택이 질적으로 충족된 공간이 되기 위해서는 공간활용 측면뿐만 아니라 다양한 생활편의 시스템 또한 조사할 필요가 있다. 하지만 본 연구는 공간의 협소함을 느끼는 가장 중요한 요소만 도출하여 조사하고 분석하였다. 이는 앞으로 주거공간 계획은 소비자가 쾌적한 삶을 살 수 있게 효율적인 기능성을 갖춘 방향으로 발전해야 한다는 것에 시사하는 바가 있다.

Over the past few decades, Korea has witnessed major changes in household structure and lifestyle. Due to the changes in household structure, houses are becoming smaller and the various lifestyles of modern people motivate their continuous attempts to reflect their preferences. Small-sized houses do not simply pertain to tight spaces; rather, these houses maximize efficiency and satisfy consumers’ needs within limited spaces. In other words, such houses should be places where consumers can feel visual openness through various design methods, even though interior space is limited. The present study investigated home-planning factors that will help residents have pleasant life experiences. The research was divided into studying methods to spatially overcome limited space and developing a storage plan to efficiently utilize narrow space. Chapter 1 explains the background and purpose of the research, and establishes how it is distinct from existing research. Chapter 2 is the literature review, which examines the current conditions of domestic and international small houses. The research on the characteristics of demand focuses on trends in the number of household members in small families and household structure in two- to four-person households. Moreover, the “Custom-built Small-sized House Development and Application Research ,” published by SH Corporation, was analyzed and used as the data for the lifestyle study in the present research. Last is the space-utilization study in which factors pertaining to space-utilization plans for small-sized houses were obtained based on data from existing research. Chapter 3 is the case study in which 30 domestic and international cases were analyzed according to house type (detached, apartment, or studio). The size for detached houses was limited to less than 105 m2 for domestic homes and 85 m2 for international houses, while the limit was less than 60 m2 for apartments and studios. The analysis criteria mostly concerned space and storage planning, and these criteria were further divided into architectural and interior aspects to analyze visual openness and flexible diversification. Chapter 4 describes the survey stage, which surveyed and analyzed small-sized house consumers regarding their preference factors in space-utilization plans. The subjects were Seoul residents in their thirties and forties in two- to four-person households. The questionnaire was mainly composed of three sections: understanding of the actual conditions of living spaces, space-utilization plans, and storage utilization plans. In chapter 5, the utilization plans obtained from the survey are synthesized and analyzed according to social demographics and lifestyle factors. As the conclusion, chapter 6 suggests future directions for research on space utilization in small-sized houses. This study on space utilization in small-sized houses can be summarized as follows. First, visual openness and diverse space-utilization plans are needed to overcome physical narrowness in limited interior spaces. To create visual openness, more floor area needs to be secured by utilizing limited space three-dimensionally, considering the same function not in terms of flat space but of space as volume. Flexible diversification methods—such as combining one function with another to attribute expansiveness to a space, or attachable and detachable plans—can change the space. Second, alternatives for differentiation in accordance with socioeconomic factors and lifestyles are required for reasonable space-utilization methods within houses. Storage-space plans are essential for maximizing space utilization. Dead space utilization for storage, multipurpose space utilization techniques, and flexible diversification methods should be applied differently according to consumer need. Third, the case studies of small-sized houses show that storage spaces for daily necessities and seasonal products should be sufficiently secured, and that the laundry spaces in current houses are small. Also, storage-space plans need to be developed according to product type and shape to decrease the number of products left outside because they are difficult to store. Finally, furniture tends to be too large relative to the available space and thereby takes up large areas. The present research examined small-sized houses in terms of the utilization of interior space, focusing only on the most important factors related to feelings of narrowness in living spaces. However, for small-sized houses to become qualitatively satisfying living spaces, various living systems for convenience should be examined in addition to space utilization. The implications of this study suggest that residential space plans need to develop effective functionalities to promote pleasant living for consumers.
