본 연구는 노후 주거이동의 바램을 파악하기 위해 농촌과 중소도시 그리고 대도시의 노년기를 맞이한 60대에서부터 70대를 대상으로 직접 면접 조사를 실시하였다. 중소도시는 충청남도 및 전라남도이며, 대도시는 서울특별시 및 분당으로 하였다. 연구의 목적은 대상자들이 미래에 구상하고 있는 노후생활시설의 바램, 노후의 계획은 어떠하며, 그리고 기대하는 노후 주거형태는 무엇인지를 알아보는데 있다. 본 연구의 면접기간은 2012년 07월부터 2013년 10월까지 참여자 1인당 1회에 걸쳐 각각 1시간30분 정도 소요되었다. 1차 면접은 연구한 내용을 중심으로 구성한 항목에 대한 경험과 계획에 대해 자유로운 대화형식으로 이루어 젓고, 2차 심층면접은 1차 면접에서 진술된 내용에 대해 명확하지 못한 부분을 연구자가 직접 전화로 확인하여 대화를 나누며 진행되었다. 이론적 배경은 연구자가 직접 방문한 캐나다와 미국의 사례를 재인용 기술하였으며, 국내외 유사한 논문을 참조하였다. 연구결과, 노년기 주거이동 형태가 경제적 여건 등을 감안한 소규모 전원주택이나 실버타운을 선호하는 양상으로 나타났다. 이에 전문적 기능성을 가지고 있는 요양원이나 노인주거시설 또는 노인의 집으로 주거를 이동하여도 불편함이 없는 노후를 맞이할 수 있는 방안이 필요하다. 즉 소규모 주거지라도 정서적 장점을 반영한 새로운 패러다임의 복합적인 주택정책으로 노인주거에 적합한 개발이 이루어져야 하겠다. 최근 노인들은 경제적 여건, 건강 등을 고려하여 노후에 자녀에게 의지하지 않고, 요양원이나 실버타운을 이용하겠다는 층이 많아지고 있다. 그럼에도 불구하고, 아직까지 서민층의 경제적 부분을 고려한 실버타운은 많이 열악한 현실이다. 이는 우리나라의 노인주거문제가 노인의 시설 이용에 관한 욕구를 충족시키지 못하고 있으며 걸림돌이 되고 있는 현실이라 할 수 있다. 하지만, 본 연구결과 경제적 여건 등을 감안한 아담한 소규모 전원주택을 선호하는 양상을 보이고 있는바, 경제・사회적 현실 등을 고려하는 주거이동만이 노인들의 바램이라 할 수 있다. 또한, 대상자의 개별적 성향에서도 노후에 전원주택으로 이동할 계획을 하고 있으며, 어느 정도의 노후준비는 되어있는 것으로 나타났다. 노후계획도 구체적인 구상을 하고 있으며, 주거이동의 열망은 도시보다는 농촌지역이나 현재 살고 있는 지역의 근교를 선호하고 있다. 그리고 전원생활이 가능한 전원주택으로 주거지 이동을 소망하고 있음을 알 수 있었다. 그러므로 주거이동바램에 맞는 지리적, 사회적,・건축학적 측면 등을 고려한 전문적인 준비 및 구체적인 계획이 이루어 져야 할 것으로 사료된다. 주거개발 또한 사회적 현실과 주거이동 바램 등을 고려하여 이루어져야 하겠다.

This study has been performed by reviewing current literature and qualitative analyses to observe our housing mobility desire in old age. In this study, of a primary 18 male and females respondents, twelve selections aged from early 60 to 70 were interviewed about their preferences and future plan on their future retirement living in qualitative method. Overall, some residents preferred to move into the facility area due to leisure pastime programs and critical life events such as bereavement, serious illness, or supporting problems, as well as comprehensive needs for maintaining very natural social lives as if they were in the family and in the community. In other aspects, their dream for retirement life reflect new life styles for working and pastime all together. For example, some respondents answered that they want to live at a farming village composed of retired comrades so called retired farm. The answers of the qualitative interview were drawn as follows; first, some residents had suddenly decided to move into the facility due to critical life events such as bereavement, serious illness, or supporting problems. Second, some residents had taken a long period of considerations on whether staying home or in the facilities, because their health and family supports gradually diminished over the long life span. On the other hand, a few of them voluntarily chose to stay at the facilities, because they recognized supervised group activities, nutritionally well-planned meals, and health care as major inconveniences. As a future agenda, implications are as follows: first, upon local governmental directions for guiding and settlement programs should be developed for the residents of the sudden events, particularly at early stage of admission. Second, we need to develop a new form of shared space; housing units should be in separation from healthy independent groups, so that the residents are relieved from stressful contacts with extremely ill patients in the residential area. Early retirement planners prefer a pastoral style living at a cooperation farm nearby small cities are best fit later life. Therefore in this study, it is finally drawn that policy guides project voluntary old men's active retirement community as well as care providing services for the early planning future old generations.
