This study intends to suggest the direction of the action plans in terms of method of promoting the demands to purchase housing and the housing industry based on the influence on the housing market due to the retirements of Boom Generation, possibility of the trend change, and the characteristics of the change of the demand for housing of Echo Generation, which is the main body of the housing market paradigm change. Also, it is intended to find the characteristics of the residential preferences of Baby Boom Generation and Echo Generation and the value of housing and residential preferences to help the development ․ supply of the differentiated housing by government or enterprises. Especially, it has the objective of not only for the housing marketing development strategy but also for the provision of the data that can be the basis of the housing policy direction. The data collection survey targets were 780 men and women of Echo Generation(400) who were born between 1979~1992 and Baby Boom Generation(380) who were born between 1955~1963, who live in Busan, and random sample extraction method was used. Among them, 760 respondence were collected, which has the collection ratio of 97.44%, and by excluding 48 surveys which have many omitted categories or insincerely answered by checking the answers on the collected surveys, 712 were selected, which has the selection ratio of 93.68%, and they are used for empirical analysis. The data were analyzed using SPSS for Window ver. 21.0. The detail empirical analysis method is as follows. First, to find the social demographical characteristics of Baby Boom Generation and Echo Generation, frequency analysis, which is a simple statistical analysis, is carried out, and to find the differences between the generations, Chi-Square verification through cross analysis and T-verification (independent two samples test) were carried out. Second, to internal consistency degree between the questions was checked through factorial analysis to see how many factors can be divided from the variables of many questions, such as degree of residential preferences, degree of interest in real estate investment, and degree of residential satisfactory, etc., to increase the feasibility of the measurement tool, and to find the reliability of each factor, reliability analysis was carried out through Cronbach’s alpha. Third, to find the effect of general characteristics, economical characteristics, and degree of residential satisfactory on the residential preferences of Baby Boom Generation and Echo Generation, Logistic Regression and Linear Regression Analysis were carried out. Fourth, to find if there is a difference by gender in the residential preferences and interest in real estate investment between Baby Boom Generation and Echo Generation, MANOVA (Multivariate Analysis of Variance) was carried out. Fifth, to find if there is a difference in the degree of residential satisfactory and preference of real estate between Baby Boom Generation and Echo Generation, Chi-Square analysis through cross analysis was used. The summary of the major results of this study are as follows. First, it was studied what differences exist according to the social demographic characteristics of Baby Boom Generation and Echo Generation. As a result, it was found to be statistically significant between each academic background, occupation, whether married, age, individual income, income of the whole family, asset, and the dimension of the housing. Second, as a result of studying to find what differences exist according to the residential characteristics of Baby Boom Generation and Echo Generation, it showed statistically significant differences according to the size of the houses they currently live in, prices of the houses, and the types of the houses. Third, the degree of interest in real estate, preparation for later life, and intention to use reverse mortgage between Baby Boom Generation and Echo Generation were found to be statistically significant. Fourth, as a result of questioning for the residential preferences by asking what are the preferred types of the apartments and the preferred conditions of the locations, to see if there is a difference between the two generations, the preferred apartments and the preferred locations were found to have statistically significant differences. Fifth, it was found that Baby Boom Generation pursued more of the residential values in environment friendliness, investment feasibility, and showing off, and Echo Generation pursed more of safety, quality, and location than Baby Boom Generation. Through the above studies, it was acknowledged that the residential characteristics, residential preferences, and degree of satisfaction for the housing between Baby Boom Generation and Echo Generation were different. We can see that it is the time to have diverse changes such as supply of housing differentiated with the consideration for basic unit of the houses consumptions and the characteristics of each household rather than uniform housing supply in the supply of the housing.
