Abstract Complex shopping mall restaurant: The effect of brand fit on perceived value in relation to customer loyalty Shim Heejin Department of Culinary and food service management The Graduate School Sejong University Carving out competitive location in an industry already saturated with competition - such as the food service industry finds itself - is no easy task, and a mistake in location, despite the competitiveness of a restaurants menu or service, is a sure guarantor of low profits. In such an environment certain locationg factors such as a complex shopping mall's attraction effect, pleasant spaces and convenient access can add strong competitiveness to a restaurant. Moreover, as the competition to develop complex shopping malls heats up, seeking out differentiation by creating f&b spaces that fit certain location characteristics can help lead to additional potential synergy effects as restaurants and complex shopping malls come together. However, while synergy effects are possible when customers positively evaluate the resulting combination of restaurants and complex shopping malls, research on the relationship of such combinations is currently lacking. This research identifies factors of 'brand fit' that can be used to evaluate complex shopping mall and restaurant combinations, and additionally it surveys the influencing relationship of customer evaluation and intention regarding restaurants within complex shopping malls, as well as identifies factors of fit that need to be considered first before complex shopping malls and restaurants form combinations, and finally seeks to propose an effective retail strategy. This paper's hypothesis and research model were developed atop observations of preceding research, and surveys were conducted in order to verify the hypothesis with SPSS Statistics utilized while carrying out analysis. Similarity and complementarity were chosen as the main factors of brand fit for the independent variables of complex shopping malls and restaurants, while the mediate variable of perceived value was factorized as monetary value, quality value, emotional value and convenient value. The dependent variable of restaurant brand loyalty was extracted as a single factor, and restaurant involvement and complex shopping mall loyalty were taken as moderate variables in the analysis of potential influencing relationships. Groups were formed based on the level of brand fit and differences in restaurant brand loyalty were compared. Multiple regression analysis was carried out in order to verify the influencing relationship of brand fit, perceived value and restaurant brand loyalty. The result was that brand fit was shown to have an overall positive effect on perceived value but, complementarity was found to have no effect on emotional value and compared to complementarity, the factor of similarity was found to have a key influence on perceived value. Also, in terms of a customer's perceived value of restaurants inside complex shopping malls, only convenient value was found not to be important in regards to restaurant brand value, while emotional value was found to have a large influence. Furthermore, hierarchical mediation regression analysis of the perceived value from the influencing relationship of brand fit and brand loyalty confirmed a statistically significant partial mediating effect. This means that restaurants located within complex shopping malls that it matches up well with and which serve a mutually complimentary role with customer malling behaviour are able to raise customer value and restaurant brand loyalty. After performing hierarchical regression analysis on restaurant involvement and complex shopping mall loyalty in order to verify the difference between restaurant brand loyalty according to customer specific factors, the results indicate that as restaurant involvement increases, the quality value alone and its effect on restaurant brand loyalty increases. Thus it follows that for customers with high restaurant involvement, because they perceive quality as being more important than financial value or emotional value, overall quality management (e.g. management of food and service) is important in order for restaurants to increase restaurant brand loyalty. It was also found that complex shopping mall loyalty does not carry a moderator effect on the influencing relationship of perceived value and restaurant brand loyalty. Since a complex shopping mall's loyalty is connected with one or more tenants of a particular shopping mall, from a restaurants perspective the competitiveness of a complex shopping malls location is a more important factor than the spillover effect that results from the tenants of a complex shopping mall. Following additional analysis performed in order to compare the resulting level gap in brand fit of complex shopping malls and restaurants, two-step cluster analysis resulted in both a high cluster and low cluster regarding fit. Restaurants selling western cuisine made up the high cluster and were used a lot, while restaurants selling Korean cuisine composed the low cluster and were used with high frequency. Customers perceived restaurants selling western cuisine as being a better fit for complex shopping malls.
