I divided asset and income quantiles based on income levels booked in Statistics Korea’s household financial status data and recognized in accordance with the National Basic Living Security Act, analyzed asset for each quantile, and identified issues. To device improvement measures for those issues, I created an investment portfolio most optimal to the investment market, analyzed and compared it with current asset status for each asset an income level. Below is the major achievements of this study: First, house and savings are included as the asset in all asset and income groups. Such heavy concentration in a certain investment category is vulnerable to risks. What’s worse, expected rate of returns from house and savings are extremely low. Thus, I recommend income-generating properties and indirect property investment as alternative investment choices. Second, I came up with the portfolios best optimized for the investment market to device investment indexes based on three portfolios: Portfolio I, consist of traditional investment assets, including stocks, bonds, and house; Portfolio 2, identical with Portfolio I but with REIT (real estate investment trusts)s included, and Portfolio III, identical with Portfolio II but with REITs and office buildings included. Verification of the results with the Sharpen ratio concluded that the investment priority should be made in the order of office>REITs>bonds>houses>stocks. Third, each household’s rate of returns are extremely low, echoing the attractiveness of income-generating properties and indirect property investment. Indirect investment in property looked more desirable than direct investment for low asset or income group in that the unit price is higher. In the simulation, households’ expected return rates and the Sharpen ratio advanced.
