기존의 노동집약적 현장중심의 습식공법으로는 이러한 문제들을 해결하기에는 한계가 있기 때문에 기술집약적이고 사용자 요구에 대응 가능한 한 건식공법 중심의 공장 생산방식으로의 전환을 요구하고 있다. 이러한 건설환경 변화에 효과적으로 대응할 수 있는 건축 생산방식으로 완성도가 높은 박스형 철골조 모듈을 공장에서 생산하고, 현장에서는 공장생산 모듈을 조합, 적층시켜 건축물을 구축함으로서 최소한의 공정으로 단기간에 건물을 완성하는 유닛 모듈러 공법이 주목받고 있다.
연구의 목적은 최근 친환경적인 요구가 활발히 진행되고 있으나 대부분의 연구들이 프로토 타입, 접합부, 환경성능 개선에 대한 연구들이 주를 이루고 있어 모듈러 건축의 방수성에 대한 연구는 미비한 상태이다. 따라서 본 연구는 모듈러 공법의 기술발전과 주거용 건축물로의 적용을 활성화하기 위해 모듈러 주택의 방수공법에 대하여 모듈러 주택의 방수공법의 문제점을 도출하고 도출된 문제점을 바탕으로 모듈러 주택에 적합한 방수공법의 개선방안을 제시한다. 본 연구의 목적은 다음과 같다.
모듈러 주택의 방수 공법의 개선방안으로는 첫 번째로 모듈러 주택의 이동 중에 하자가 발생하는 사례를 감안하여 화장실 유닛을 제작할 경우 부위별로 공법의 차이를 둘 것을 제안한다. 도막방수 또는 FRP방수, 아스팔트 쉬트 방수공법 등 단일 방수공법만을 사용하기보다 부위별로 도막방수를 기초로 하고 아스팔트 쉬트 방수의 경우 도막방수보다 신축성 및 방수 성능이 우수하여 모듈러주택의 이동 중 발생하는 변위에 대하여 저항 할 수 있으므로 아스팔트 쉬트 방수 전 도막방수를 벽체와 바닥이 접하는 부위와 벽과 벽이 만나는 코너 부위에 1차 방수 후 아스팔트 쉬트 방수를 2차로 시공할 것을 제안한다.
두 번째로 제안하는 UBR(Unit Bath Room) 공법은 욕실 유닛의 모든 구성부재(바닥, 벽체, 천장) 및 용품(양변기, 세면기, 욕조)을 공장에서 생산 가공하여 건축현장에서 조립, 시공완료하는 욕실공법을 말한다. UBR 욕실의 재료로는 통상적으로 FRP(Fiver Glass Reinforced Plastics)가 많이 쓰이고 있기 때문에 신축파단으로 인한 하자를 줄일 수 있다.
세 번째로 모듈러 주택의 특성상 제작 후 이동 중에도 지속적인 진동이 방수층에 전달되는 구조이다. 이로 인해 제품 상 하자보다는 이동 중 충격에 의한 하자의 비율도 늘어나는 추세이다. 이를 해결하기 위하여 운송수단을 무진동 차량으로 변경함으로써 이동 중 충격을 최소화하여 방수가 아닌 다른 요인으로 인한 하자를 줄 일 수 있다.
네 번째로 모듈러 주택의 특성 상 양중 시 하중이 한 곳에만 실리게 되면 뒤틀림이 발생하여 방수층이 파손되는 하자사례가 급격히 증가하고 있는데 이를 방지하기 위해 현장도착하여 조립을 위한 양중 시 체결하는 곳에 보강대를 설치할 것을 제안한다.
마지막으로 모듈러 주택 화장실 유닛의 표준화는 방수층만을 공장에서 제작하여 바로 덮기만 하는 방식으로 제작될 경우 이음부분 또는 겹침부분이 없어 방수층의 하자가 최소화 될 뿐 아니라 모듈러 주택이라는 취지에 맞는 공기단축과 원가절감이라는 두 가지 요소를 획기적으로 줄 일 수 있을 것이다.
상기에서 개선방안으로 제시한 바와 같이 모듈러 주택의 방수공법 및 운송방법을 반영한다면 모듈러 주택의 방수하자를 줄 일 수 있을 것으로 판단된다.

Recently, the construction industry in Korea has suffered many difficulties due to the decline in order volume and profitability caused by the recession at home and abroad. The domestic construction environment is in a position to seek new construction production methods due to the limitations of labor-intensive construction technology, change in the demographic structure, new desire for housing welfare, international climate change conventions and increased user demand for architecture.
Given that the existing labor-intensive site-based wet method has limitations in solving these problems, it is required to switch to a factory production method focusing on dry method that is technology-intensive and is able to respond to user's needs. The unit modular construction method, which manufactures box-type steel frame modules with a high degree of completion in a factory and completes a building in a short time through a minimum process by combining and stacking the factory-produced modules on a construction site, is drawing attention as a construction production method that can cope with such changes in the construction environment effectively.
Although demand for environment-friendly methods has been increased a lot, recently, most researches are focused on prototypes, joints and environmental performance improvement and researches on the waterproofing property of modular construction are insufficient. For this reason, this study intends to identify problems of waterproofing method of the modular houses and suggests the improvement of the waterproofing method suitable for the modular houses based on the identified problems in order to contribute to the technological advancement of the modular method and expand the scope of its application to residential buildings. The purpose of this study is as follows.
Considering cases where defects occur during the movement of the modular housing, as a way to improve the waterproofing method of the modular housing, first, it is suggested to apply different methods to each part when the bathroom unit is manufactured. Liquid-applied membrane waterproofing needs to be applied as a base to each site rather using only a single waterproofing method such as liquid-applied membrane waterproofing, FRP waterproofing and asphalt sheet waterproofing. Asphalt sheet waterproofing is effective in resisting the occurrence of displacement that occurs during the movement of the modular housing as it has better elasticity and waterproofing performance than the liquid-applied membrane waterproofing. Therefore, it is suggested to apply first liquid-applied membrane to corners where a wall meets the floor and other walls and then waterproof them with asphalt sheets again.
Secondly, Unit Bath Room (UBR) is suggested. UBR is a bathroom construction method in which all components (floor, wall ceiling) and equipment (toilet, washbasin and bathtub) of bathroom unit are manufactured and processed in factories and assembled and installed in a construction site. Since fiber glass reinforced plastics (FRP) is a commonly-used bathroom material, it is possible to reduce the defects caused by contraction and fracture.
Thirdly, due to the structural characteristics of modular housing, continuous vibrations are applied to the waterproof layer during transportation after it is constructed. As a result, the defective rate due to the impact during transportation is increasing rather than due to product defects. It is possible, however, to reduce the occurrence of defects caused by other factors than waterproofing by using a non-vibration vehicle to minimize the occurrence of impact during transportation
Fourthly, module housing tends to suffer distortion due to its structural characteristics resulting in damaging the waterproof layers if the load is applied to only one side during lifting. In order to prevent this problem, it is suggested to install a reinforcing bar at the fastening area for lifting for assembling in the construction site.
Lastly, the standardization of the bathroom unit of modular housing in which waterproof layers are manufactured in a factory so that they only need to be installed for covering, will minimize the defects of waterproof layers because there is no joint or overlapped area and can dramatically reduce construction period and costs meeting the purpose of modular housing.
As presented above, the application of the waterproofing and transportation methods of modular housing will reduce the occurrence rate of waterproof defects of modular housing.
