This study is intended to provide a comprehensive analysis of the impact of macroeconomic variables on the residential and commercial real estate markets. From January 2009 to December 2016, time series data were used in the Seoul Metropolitan Government and the six largest metropolitan areas. The macroeconomic variable used the CPI, the Bank of Korea, the exchange rate, the exchange rate, and the KOSPI. As a parameter representing the real estate market, the residential real estate market uses the average sale price, and the commercial property market uses average rent data. As a result of the analysis, the Bank of Korea base rate affected the residential real estate market in six major cities, including Seoul, and showed no impact on the commercial real estate market at all. GDP is attributable to the residential property market in Seoul, Incheon and Gwangju. The KOSPI has been confirmed to follow the residential real estate market in six major cities besides Seoul, and the CPI was confirmed to be responsible for the residential real-estate market in Seoul, Incheon, Busan, Daegu and Gwangju, and the commercial property market in Incheon and Busan.
