As the number of retail store investments is increasing, not only investments in existing store but also investments in new pre-sale store are increasing. New stores are attracting much attention from new investors because they have no burden of premium and less initial financial burden. However, with the recent increase in vacancy in new stores in new cities, there is a problem of high prices in pre-sale price of store. Although the problems of high pre-sale prices are occurring in the stores of new cities, there is a lack of research that empirically approaches how the pricing factors of stores affect pre-sale price. Looking at previous studies on prices in retail stores, most of them are the studies on the determinants of sale price and rents. The reason for the lack of research on the pre-sale price of store was that the researcher could not access the pre-sale price information because the supplier information was not disclosed to the general public. Therefore, this study empirically analyzes the determinants of pre-sale price, sales price, and rate of return on sale of new retail stores in Magok District, a representative urban development project in Seoul. The purpose of this study to find the factors affecting rate of return on sale and the factors in which the pre-sale price is set differently from the sale price. This study analyzed the determinants of pre-sale price, sale price, and rate of return on sale on 1,760 pre-sale data of stores sold from 2013 to 2016 and 236 actual sale data sold among those pre-sold stores in Magok District. As a model of the study, a multi-level model was used in consideration of the hierarchical structure between the store and the building in which the store is located. The empirical analysis of the determinants of the pre-sale price of the retail store confirmed that the pre-sale price is affected by individual factors, buildings and location factors, and supplier factors. In the individual factors, the statistically significant analysis is found in the net area, the number of floors, the location of store in building. In the building and location factors, the gross floor area, the nearest subway station dummy and the time of pre-sale dummy are analyzed with high significance. In the supplier factors, the interaction term between the developer and the contractor is analyzed significantly. The interpretation of the interaction terms found that the pre-sale price with the top ranked contractor decreased as the sales of developer increased, while with the low ranked contractor the pre-sale price increased as the sales of developer increased. This implies that the developer wants to increase the pre-sale price, but the top ranked contractor is trying to recover the cost early, explaining the contradictory positions between the developer and the contractor who do not want to increase the pre-sale price in order to achieve a stable pre-sale rate. As a result of empirical analysis of the determinants of the sale price of the retail store, the sale price is affected by all individual factors, buildings and location factors, and supplier factors. In supplier factors the top ranked contractor has a positive effect on sale price. This is the opposite of the result of the analysis of the pre-sale price. In the pre-sale price, the contractor's capacity lowers the pre-sale price to be a successful pre-sale. In the sale price, it means that the sale price increases because consumers' preferences increase due to the capacity of the contractor. In this way, the supplier factor clearly distinguishes the effect on pre-sale price and sale price. In the pre-sale price analysis, the influence of the supplier factor on the pre-sale price is 17.55%, while in the sale price analysis, the influence of the supplier factor drops to 7.25%. This demonstrates that the supplier's influence is greater at the supplier's price than at the market price. Before the empirical analysis of the determinants of the rate of return on sale, which is the relationship between the pre-sale price and the sale price, looking at the basic statistics, the average of the rate of return on sale was –0.1408. In the average period of the sale period, the rate of return was 0.0270 only in the first year after the sale, and lasted from -0.10 to -0.20 from the second to fifth years. This is because an investor in the store recognizes that the pre-sale price is higher than the market fair price, and sells in consideration of a loss of about 10% to 20% in anticipation that the sale price will not rise in the short term. When comparing the estimation result of the rate of return determinant with the determinants of pre-sale price and sale price, 17.55% of the supplier factor influenced the pre-sale price analysis, but fell to 7.25% in the sale price analysis. However, in the analysis of rate of return, the influence of the supplier was 26.91%. This shows that the rate of return is determined in the market, but the effect of the supplier's influence on the monopoly market exists in the market as a result of the linkage between the pre-sale and sale market. This study proved that the pre-sale price of the retail store is set higher than the actual market equilibrium price by the influence of the devloper. This is significant in that it presents an important cause for the problem of large-scale vacancy caused by the high pre-sale price of the retail store in new city. However, there are limitations in the study that analyzes the pre-sale price and sale price based on the physical and supplier characteristics. If the rent and interest rate of the store can be obtained, the effect of the characteristics of the supplier on the pre-sale price and the sale price can be analyzed more accurately. In addition, based on the results of this study, supplying commercial lands in urban development and residential development step by step in accordance with the revitalization of commercial districts will help solve the vacancy problem caused by high pre-sale prices.
