Recently, the introduction of BIM(Building Information Modeling, ‘BIM’) has been promoted in Korea to make construction management more efficient. The introduction of BIM can maximize the positive effect of the construction project as a whole, and in the estimation work, it can be expected to have positive effect such as accuracy of construction cost estimate and reducing estimator’s work. As the business of applying BIM expands, interest in BIM-based quantity take-off and cost estimation is increasing.
Although the government provide government-led BIM guideline for application and activation of BIM, it is mainly in the design stage and there is a limit to the use of BIM information in subsequent stage such as BIM-based quantity take-off and cost estimation. In addition, even when designing through BIM, the detail of modeling is different for each BIM modeler, resulting in confusion in quantity take-off. And, due to the lack of detailed guideline for BOQ(Bill of Quantity, ‘BOQ’), the work items in BOQ are listed in various according to the type and specification of the material. For this reason, to satisfy the current work items in BOQ, there is a problem that the expression level of the BIM model must be very detailed and a lot of time and efforts are required.
Therefore, it is necessary to analyze whether the current work items in BOQ are appropriate according to the BIM model expression level, that is LOD(Level of Development, ‘LOD’). First of all, this study analyzes the BOQ’s function, BIM-based cost estimation concept and LOD criteria. Second, The LOD criteria by work type was defined to analysis current BOQ system. Third, the current work items, which can be calculated for each LOD, are analyzed by dividing them into A,B and C grades. Since then, the work items to be improved at the LOD of detail design stage are identified. Finally, this study suggests 3 type of current quantity take-off and BOQ system improvement method. In addition, the direction of improvement of the current quantity take-off and BOQ system was proposed to realize each improvement method.
As a result of applying the improvement method suggested in this study to the case BOQ, it was carried out that the both of the item ratio and the cost ratio of A grade increased at LOD 300. This means that the number of cost and items that can be directly calculated through the BIM model increase at the LOD 300, which is the detail design stage. So, the improvement methods of this study contribute to the improvement of efficiency of the BIM-based cost estimation.
The improvement method and direction of this study can help to reduce the unnecessary elements of the current BOQ items as well as the efficiency of the BIM based cost estimation. In addition, the definition of LOD by work type reduces confusion among stakeholders, such as quantity differences due to differences in BIM modeling detail.
