Demand for parks, green spaces, and leisure spaces is increasing with the awareness of importance of environment, due to environmental pollution such as fine dust and urban heat island and the higher pursuit of work-life balance and leisure time. In particular, the use of parks has been on the rise since the outbreak of COVID-19. However, due to the high ratio of private land and land price, it is difficult to create parks and green spaces, and there is a shortage of parks in the living space that urban residents can access. Although the introduction of a rooftop garden was attempted to solve this issue, there is a limit to the creation of a rooftop garden, as in parks and green spaces, due to the lack of its awareness and the cost burden of constructing and maintaining a rooftop garden. As a new economic paradigm of sharing economy is drawing attention today, shared spaces such as kitchens and offices are revitalizing. Therefore, the purpose of this study is to analyze the utilization and revitalization of a rooftop garden, by proposing a sharing plan for the rooftop garden based on the sharing economy model and suggesting spatial alternatives, amid the difficulties of securing parks and green spaces. To derive a plan to share the rooftop garden, this study conducted an analysis on the possibility of sharing a rooftop garden in terms of use, legal and institutional and spatial aspects based on the domestic and overseas cases, related laws and institutions, and the characteristics of building roof for each usage region. Based on the analysis results, considering the requirements for sharing the rooftop garden, this study presented the types of sharing by form, method, and operation model according to usage behavior and program, the sharing and use method of rooftop garden, and the operating and management entity. In addition, this study proposed a shared space module according to the method and performed SWOT analysis on the factors expected when implementing and sharing the rooftop garden by usage area, and it proposed a plan for sharing a rooftop garden by usage for a building located in an actual target site. Through this process, the following results were derived. First, the usability analysis showed that programs that can be introduced and share the rooftop garden include basic activities such as rest and garden appreciation, event programs such as performances and exhibitions, and community programs such as gardening and urban agriculture. According to the analysis of legal and institutional aspects, it is necessary to introduce a rooftop garden to meet the statutory landscape area that is difficult to secure in a high-density urban area. Moreover, the burden of creating and maintaining a rooftop garden can be alleviated through related support law and institutions. The spatial analysis confirmed that the building roofs had different characteristics by use area, and among the various characteristics, openness and accessibility were important factors in determining whether to introduce and share the rooftop garden. Second, the sharing types suggested for each program in the rooftop garden are rest type, content type, and community type. As a sharing method, this study proposes a general type for sharing with an unspecified majority, a membership type for grouping and sharing with specific people, and a link type for sharing in connection with other businesses, according to the sharing method of rooftop garden users. The shared operation model was proposed as an individual-based model, a cooperative-type model, and a corporate-based operation model, considering the sharing form and method according to the operation and management entity of the rooftop garden. To efficiently share the rooftop garden, the shared space module was proposed as a separate, integrated, and variable type considering the space utilization and arrangement method. Third, SWOT analysis by sharing type was conducted for urban areas excluding green areas. The result showed that it will be somewhat difficult to share a rooftop garden in residential and industrial areas due to various limiting factors such as low openness, high privacy, security, safety, and continuous maintenance. However, it will be possible to induce the introduction and sharing of the rooftop garden through continuous communication, cooperation, and profit allocation. Commercial areas are expected to have high demand for rooftop gardens due to the large floating population and developed commercial districts, so they are considered more advantageous than other areas in terms of sharing the roof garden. Fourth, as a shared space, the rooftop garden can be shared in a variety of space types, from small individual unit spaces to one integrated space, depending on the shared program, use target, and scale. The sharing method of rooftop garden proposed in this study enables a rooftop garden on a building to be shared in the vicinity instead of a park and green space in the distance, while improving the bond and intimacy and forming a community through the exchange between users. In addition, the creation and use of rooftop garden can be stimulated by inducing the participation of the private and the public sector. However, the limitations of this study are the lack of structural review on the structural stability of buildings such as the load caused by using the roof garden, and the prediction of the sharing of the rooftop garden and economic analysis.
