With the declining fertility rate and increasing life expectancy, China's elderly population in recent years has been characterized by an increasing size and a rapid growth rate. China's seventh population census shows that both the number of elderly people and their proportion in the total population continue to rise. The situation, coupled with the third baby boom generation entering their senior years, means that aging will become even more severe in the future. Currently, most Chinese elderly choose to live in their original residence. As the weakening of the physical function of the elderly, they have new needs for their living environment. Moreover, there are many problems and environmental risks in their living homes. Therefore, it is necessary to investigate the elderly’s housing conditions, housing needs, and urgent problems, so as to put forward specific suggestions and effective means to solve the elderly’s housing problems systematically and precisely in this aging society. This paper aims to address the problems arising from the lack of age-friendliness of the AIP living environment, provide guidance on the inspection, maintenance, and renovation of the residential environment for the elderly according to their aging characteristics and living conditions, and provide clear planning direction and detailed application plans. It is expected to maintain and enhance the ability of the elderly to continue to live independently in their homes and create a living space that is age-friendly. The methods used in this study include literature research, case studies through fieldwork, and questionnaires. The literature research reviewed the standards and guidelines for senior house design in countries such as the UK, the US, and Japan, and extracted design standards and basic projects for the indoor space of senior living facilities. With the consent of the elderly, we carried out the survey by visiting their households, measuring and recording the furniture and facilities in each space of the houses. The fieldwork informed us of the current living conditions and housing conditions of the elderly. We also investigated the feature of the elderly’s behaviors in their daily lives and explored possible residential renovation projects that can be added or emphasized. Through the questionnaires distributed online and onsite, we collected data and sorted out different types of aging, analyzed their corresponding residential renovation needs, and listed residential renovation projects accordingly. The collected data were analyzed using SPSS 26.0, with frequency, percentage, mean, cross analysis, t-test, and ANOVA used in different parts. The results of this study are as follows. 1. AIP is the main mode of aging for the elderly in China. Most of the elderly face many problems and obstacles in their daily life and cannot adapt well to the current living environment due to their weakening physical function. Therefore, understanding the elderly’s needs for their residential environment is a precondition to improving the quality of their life. 2. According to the case study and survey in this paper, the spatial layout and size of furniture in the surveyed cases can meet conventional standards, and the basic needs for activities with walking aids and wheelchairs can be satisfied. However, in order to improve the quality of the elderly’s life, the following aspects need to be noted. Firstly, attention should be paid to the floor plan and the storage and activity space of devices such as walking aids and wheelchairs should be considered. Secondly, the characteristics of the elderly’s activities and the basic data of the body of the elderly should be taken into account in determining the height and width of furniture and facilities to meet the elderly’s needs in different states such as in the standing or the sitting position. Thirdly, handrails and devices for emergency calls should be installed near the main furniture and facilities in the residence, especially in bedrooms and bathrooms to ensure that the elderly can receive timely assistance in case of accidents. 3. According to the social survey research, the demand of the elderly for the residential environment is mainly influenced by their level of daily living ability and residence types. With the two factors being the control variables, the different aging types are sorted out and analyzed, and the results show that there are significant statistical differences in the demand for residential renovation among the elderly. Therefore, the aging type is an important variable for the residential renovation demand of the elderly, and residential renovation projects should be determined and carried out accordingly. 4. According to the results of the literature research, case studies, and social survey and based on the principle of supportive functions of the environment, we propose the "Basic Version" and the "Recommended Version" guidelines for elderly housing renovation. The "Basic Version" consists of a minimum number of renovation projects that are commonly needed by the elderly, centering on the safety, health, and comfort of the homes. In addition to meeting the basic needs, the "Recommended version" focuses on the convenience, accessibility, and adaptability of the homes and adds appropriate residential renovation projects for groups with higher residential requirements. 5. Based on the housing projects included in the "Basic Version" and "Recommended Version" guidelines, detailed recommendations and improvement plans for interior space planning and design suitable for the elderly are presented for each space in terms of size, furniture, fixtures, lighting, and decorative materials. It provides basic information as well as a practical reference for improving the housing conditions of the elderly.
