The purpose of this study was to identify factors influencing on sales based on the characteristics of alley commercial districts in Seoul, focusing on the cafe industry. For the research method, profiling data provided by Seoul's Our Village Store Commercial District Analysis Service was utilized for 1,090 existing alley commercial districts in Seoul. The analysis primarily centered around cafes within the life-oriented industries. To this end, based on the concept and definition of alley commercial districts, factors that are highly relevant to location selection and sales impact were selected and hierarchical regression analysis was analyzed as a model. The analysis results indicate that customer attraction characteristics positively influence (+) the sales of cafes in alley commercial districts, while changes in the commercial area, specifically with the reduction factor, negatively (-) impact sales. In addition, other commercial district characteristics such as the number of dining establishments, overall industry count, and cafe density were identified as positive factors (+) influencing, while store density was identified as a negative (-) influencing factor. Variables such as the number of cafes compared to the number of restaurants, the number of cafes compared to the total number of stores, population density, public transportation, and apartment prices were not statistically significant in the analysis of cafe industry sales. The main reason for the significant impact of customer attraction facilities on the sales of cafe businesses in alley commercial districts is analyzed to be the lower competitiveness of livelihood-oriented industries in attracting customers to these districts. In contrast, the influence of the number of customer-attracting facilities plays a more substantial role. Additionally, the positive effect on cafe sales from the density of dining establishments or similar cafes, akin to customer-attracting facilities, is interpreted as being due to the perception of these areas as specialized zones for dining or cafes, such as 'eating alleys' or 'cafe streets,' leading to increased customer influx and promoting cafe-related consumption. Considerations for starting a cafe business in alley commercial districts include first understanding the characteristics of the commercial area. It is necessary to identify customer-attracting factors in alley commercial districts, such as districts specialized in cafes or dining, where there is an increasing visitation of young customers, areas with a concentration of commercial or business facilities leading to a population that extensively consumes coffee beverages, and districts with numerous customer-attracting facilities. Analyzing competitive factors in the commercial district through the identification of conditions that attract customers in alley commercial districts is crucial. Next, it is essential to assess indicators of changes in the commercial district to determine whether it is an area undergoing shrinkage or decline. Even with relatively low startup costs, areas that are already contracting may present challenges, as the overall competitiveness of the commercial district, not just cafes, is diminished. This makes it difficult to attract customers through marketing alone, despite factors such as low rent and accessible locations. Through this study, it is indicated that the direction of information provision in commercial district analysis services should consider industry-specific relationships rather than presenting fragmented information. This suggests that the existing commercial area analysis research and policy establishment should be considered complementary, rather than relying on a mere listing of isolated information.
