본 연구의 목적은 현장관리 인력의 생산성을 분석하는 것이다. 국내 대형 건설기업을 중심으로 한 건설현장의 조직 운영 실태를 분석하고, 수집된 자료를 바탕으로 하여 다양한 관점에서의 분석을 수행한다.
본 연구는 국내 대형 건설기업을 대상으로 하며, 오피스, 주상복합 건물, 아파트로 구분하여 분석을 실시한다. 또한 착공현장, 공사 중인 현장, 준공현장을 모두 연구의 범위에 포함시킨다. 그러나 수집된 자료로는 회사별 경영상태에 따른 유휴인력의 추가적 배치에 대한 고려를 알 수 없으므로, 연구를 효과적으로 분석하기 위하여 유휴인력의 추가적 배치는 없다고 가정하여 연구를 진행한다.
본 연구는 다음과 같은 연구의 절차로 진행된다. 기초조사를 통하여 연구의 필요성을 인식하고, 국내외 문헌고찰을 통하여 연구의 학술적 가치를 확인하는 단계를 상당 시간 할애한다. 이러한 계획 및 절차에 따라서 국내 대형 건설기업의 본사 관련부서 담당자의 면담을 실시하였으며, 면담 결과 설문조사지에 기입되어야 할 내용을 확정하였다. 다음으로 설문지를 회수하여 자료의 특성에 맞게 정리하는 단계를 거쳤으며, 이를 공사 종류별/회사별로 구분하여 비교 분석이 가능하도록 하였다. 이러한 연구의 절차를 통하여 최종적으로 현장 투입 인력 현황 및 생산성 분석 등 결과를 도출하여 향후 기대되는 국내 프로젝트의 인력투입 및 생산성 분석의 참고자료로써 활용한다.
본 연구의 성과는 다음과 같다.

Construction companies in Korea are adapting themselves fast to rapid changes in business conditions at home and abroad and such changes are influencing operational structures of on-site construction organizations in many different ways, proving to be critical elements in a variety of management decisions. In addition, intensifying competition among construction companies in Korea and elsewhere is undermining profitability, which leads in turn to other issues. This study aims to analyze the productivity of construction site management resources. Operational status of construction site organization was analyzed on the basis of data collected from large construction companies in Korea from a variety of perspectives.
The analysis was conducted for business office, commercial/residential complex and apartment housing construction projects of large construction companies in Korea and different sites where project was just kicked off, already underway or undergoing completion phase were all included in the scope of study. However, as collected data did not provide visibility into whether additional deployment of idling resources was considered, subject to company-specific management conditions, it was assumed that no idling resources were deployed additionally to make the analysis more effective.
Steps included in this study are as follows. Firstly, significant amount of time is allocated to identify the needs for research via basic survey and examine reference literatures from domestic and global sources to validate academic value of the study. Against the backdrop, contacts of relevant head office departments in large construction companies of Korea were interviewed and, at the end of the interviews, questions to be included in the questionnaire were finalized. Secondly, such questionnaire was distributed and responses were sorted in consideration of their characteristics and further classified into different project types/companies to enable comparative analysis. Analysis results such as status of site-mobilized resources and their profitability were derived from such steps to provide reference inputs for subsequent construction projects in Korea in terms of resource mobilization and productivity analysis.
Conclusions derived from this research are as follows:
First, established the direction study by conducting a variety of preliminary examinations;
Second, examined site organization structure of construction company and site resource mobilization criteria per company;
Third, categorized data into business office, commercial/residential complex and apartment housing projects;

As this study was intended to analyze productivity of site management resources, focus was placed on systematic analysis to ensure effective applicability. Accordingly, elements impacting organizational structure of site management resources suggested herein were considered in recommending adequate number of site resources to be mobilized to ensure reasonable and efficient progress and management construction projects.
However, given a variety of assumptions used herein and the limited scope, this research has several limitations. First of all, it is still necessary to examine elements that impact organizational structure of site management resources and, if all such elements are factored into productivity analysis, more systematic analysis will be enabled. However, this research, given its limitation in analysis, only provides basic input data for subsequent studies. Therefore, a more systematic productivity analysis should give full consideration to different factors resulting from company size, nature of project, contracting approach, budgeting approach and subcontracting arrangement, etc.
