Today, the real estate industry is a higher value-added industry which has a great ripple effect on the national economy moving with a large scale and is also indispensible since it is in solid position for national economy as an essential distribution structure of real estate transactions which has been dealt with people's valuable properties. Those who work for its industry are significant economically active population. However, the reality and environment around real estate agents is not easy. It is required to have strong competitive edge from the set-up of brokerages. A way of method at the beginning stage is to select the superior site location based on more scientific and objective analysis than subjective gut feeling. This study in relation to the factors of realty brokerage's locational selection is purposed to contribute to stability and development of real estate industry through proposing better desired site criteria in consideration with any variations for the start-up of real estate agencies by using the AHP technique focused on Daegu area. As a first result of this study, Daegu area is recorded as high as 60% through 100% in terms of the degree of importance and prioritizing the factors of the realty brokerages' site locational selection by using the AHP technique as everybody is aware of well. As a secondary important result of this study, individual and physical factor related to the workplace is also highly important in terms of the land specialty and residential specialty brokerages in the large category. In addition, The front width close to road, visibility and parking space are firstly considered as importance in making a decision in the small category. However, in case of residential specialty brokerage, this unique result shows noticeable differences with significance for a public transportation factor which means convenience by city bus and subway as the fourth factor. In addition, the site locational selection of residential brokerage is more highly considerable than the land specialty brokerage's. The number of competition agencies are also important considerable factor, which it means severe competition in the real estate brokerage's field. Finally, in overall, this study results in prioritizing the impotance list as front width, parking spaces, visibility, competition agencies, public transportation, accessibility, road conditions, building location, the status of story, and the size of brokerage objects. This academic achievement would be firstly generated meaningful result in terms of the realty brokerage's site locational selection through proposing the priority criteria based on the scientific and objective analysis by using the AHP technique than gut feeling focused on Daegu area. I had faced difficulties and some restrictions by using the AHP technique method due to less concentration item by item of queries, lack of consistency and less productivity while making surveys with questionnaire, and it was caused to make this survey again. Moreover, there is some limitations to less evident evaluation records from the customer, having a problem to collect the revenue data from the realty brokerage agencies in doing this study more practically. As future tasks, I expect you to consider afterward as research projects which would cover with wider geographic scope beyond Daegu area and various studies over the realty brokerages' site location selection in both residential specialty and land specialty brokerages by the fresh viewpoint.
