Public housing finishing works becomes factors to increase construction cost and delay construction period due to work interference among constructions, operation ready time, lack of managing repeated works, etc. To solve these problems, TACT process management is adopted and applied to practical sites. However, it has not been settled yet. So, in order to identify the causes of challenges to apply to practical sites and improvement measures, studies on improvement schemes are required. The objectives of this study are to draw problems out of constructions with TACT process management planned and performed through case analysis and to analyze their causes in order to suggest improvement schemes. To these ends, precedent researches and theoretical considerations were conducted. For case analysis, four cases of TACT process management-applied constructions were selected to analyze process, cost, quality, and safety control. Based on the case studies, existing problems and solutions are suggested as follows. In terms of process management, the flexibility of TACT process system (logic) lacked. Unavoidable wet construction in winter, insufficient preparing period for work drawing and finishing specification determination before 4th floor framework completion which is starting point of TACT process management turned out problems. In terms of cost management, the standards of TACT process management-applied projects are not clear. Additional input of curing cost for wet construction thanks to winter and initial equipment cost by high-lander lifting, increased labor cost from horizontal move loss by one floor TACT process management and reduced productivity by inconstancy of partners were found problematic. In terms of quality and safety, curing for quality control by early start of furniture construction was executed. Drainage for water flow inside household was required. The delay of outside window and door construction made safety management cost invested for falling materials preventive net, etc. As improvement schemes for the above drawn problems, the flexibility of process system (logic) within range of critical path needed to be ensured in terms of process management. Process simplification by dry type restroom construction was suggested. Determining finishing specifications were suggested by changing initial floor of TACT process management into post-7th floor framework completion. Ensuring of construction-preparing period for working drawing, sample installation, etc. were suggested. As improvement schemes in terms of cost management, standards of application according to each type of business needed to be established. Minimizing labor cost caused by horizontal move by applying 2-floor TACT, semi-dry construction engineering application to vapor/floor plasterer works and fostering partners specialized in TACT process management were suggested. As improvement schemes in terms of quality and safety management, the necessity of outside window and door management were suggested not to affect the installation safety control facilities such as falling materials preventive net, etc., heat insulation construction, minimizing drainage construction inside households, and furniture construction curing work for quality control unexecuted. This study can be used to improve systems, supplement TACT manual and cost-reduction activities for better competitiveness of TACT process management through available improvement schemes to public housing finishing works practical sites which are planned and built at the moment.
