본 연구를 통해 도출된 주요 분석 결과는 다음과 같다. 첫째, 1인 적정 주거기준 (17㎡)과 영국의 HMO, 미국의 SRO 공유주택 주거기준을 바탕으로 공동체 주택에서 1인 적정 침실면적 기준을 9㎡로 제안한다.
둘째, 해외 공유주거 조건을 분석한 결과, 5인 단위로 공유 주방과 화장실의 단위가 바뀌었으나, 앞서 사례를 통해 살펴본 한국의 경우 사용의 목적을 세분화 하여 나누어진 ‘세네명이 동시에 사용할 수 있는 화장실’을 하나의 유닛으로 적용 하였다. 이에 대해 ‘적정 공유 면적’을 주방은 5인단위로, 화장실은 3인 단위로 나눌 수 있다.

Besides, this study explores the concept of ‘Social Optimum Cultural Space (SOCS)’ through examples of community housing, and it suggests possible planning scheme and area for SOCS based on ‘Standard of Single Optimum Housing’ and ‘Dwelling Standard of Shared Housing.’
First, the analyzed conclusion of this research can be summarized as following: based on Standard of Single Optimum Housing (17 ㎡) and housing standards from other countries such as HMO in England, and SRO in the United States, the study suggests the standardized optimum bedroom area for one person to be 9 ㎡.
Second, by analyzing requirements for shared housing in other countries, units of shared kitchen and bathroom are changed with 5 people basis. However, with studying precedents in Korea, SOCS is created and calculated based on ‘bathroom for 3-4 people’ which subdivides the purpose of use. By this application, ‘the optimum shared area’ for kitchen can be divided into 5 people basis and bathroom into 3 people basis.
Third, creating shared space is to make the most optimized space within limited floor area ration (FAR) which transforms parts of private space into shared space.
