호텔 객실은 공급 위치와 규모가 정해지면 공급량을 변동할 수 없다. 반면에 호텔 수요는 계절에 따라 유동적으로 변하기 때문에 적절한 규모와 형태의 공급량을 제공하기 위해서는 호텔 객실 성과의 결정요인 파악이 선행되어야 한다. 특히 한국 숙박 시장은 수요와 공급의 불균형이 심화되고 있는 상황에 처해 있어 호텔 객실 성과의 결정요인 분석에 대한 필요성이 제기된다. 호텔 객실 성과는 호텔의 규모, 등급, 브랜드와 같은 내부적 요인과 호텔 주변 환경, 경제적 상황과 같은 외부적 요인에 의해 영향을 받는다. 특히, 호텔 입지는 호텔의 판매성과와 관광객의 호텔 선택 등 다양한 측면에서 영향을 미치며 학문적·실무적으로 중요한 요소로 평가 되고 있다. 호텔 객실 성과 결정요인을 파악하기위하여 기존 연구들이 호텔의 내부적·외부적 요인에 중점을 맞추어 호텔 객실 성과 결정요인을 도출한 반면에 본 연구에서는 입지적 특성을 또 다른 중요한 요인으로 반영하였다. 또한, 기존의 연구들에서 입지의 개념이 연구에 따라 상이하게 나타나고 있고 측정변수가 통일되지 않기 때문에 본 연구에서는 입지의 이론적 모형을 바탕으로 입지의 개념적 정의를 명확히 하고 입지 변수의 구체화를 시도하였다. 본 연구에서는 관광역사도시모형(Tourist-History City Model)을 통해 호텔입지의 특성을 분석하였고, 단일도심모형(Mono-Centric Model)과 집적모형(Agglomeration Model)을 통해 호텔 입지의 개념을 명확히 하고 측정 변수를 제시하였다. 호텔 객실 성과는 지역적 유사성으로 인해 수요의 공간적의존성을 가지며, 근접한 지역에 입지한 호텔들이 가격경쟁을 하기 때문에 공간적 상관성을 가지게 된다. 이에 본 연구는 일반선형모형에서 공간적 자기상관을 추가적으로 고려할 수 있는 공간계량모형을 적용하였다. 특히 호텔의 성과는 공간적 의존성을 가지기 때문에 본 연구에서는 종속변수에 공간자기상관성을 고려할 수 있는 공간시차모형(Spatial Lag Model)을 적용하였다. 호텔의 성과결정요인은 수요의 특성에 따라 상이하게 나타난다. 특히 호텔 고객의 국적은 호텔 입지를 선정하는데 있어 고려 사항으로 연구되어왔다. 따라서 본 연구에서는 호텔 객실 성과 결정요인에 영향을 미치는 호텔의 수요 특성을 내국인과 외국인을 분류하여 비교분석하였다. 본 연구는 대한민국 내륙 전역의 호텔을 표본으로 하고 있다. 호텔 운영 심사를 받아 운영되고 있는 총 306개의 호텔을 대상으로 분석을 실시하였다. 호텔 객실의 공급 특징을 분석하기 위하여 도시의 발달과 호텔의 입지관계를 나타내는 관광역사도시모형을 적용하였다. 본 모형을 설명하는데 전국의 호텔을 대상으로 하기에는 무리가 있어 한국의 가장 큰 도시이자 가장 많은 호텔이 입지해 있는 서울시의 호텔을 대상으로 분석을 실시하였다. 그 결과 서울시 호텔 공급은 관광수요를 포용할 수 있는 숙박시설 공급을 위하여 정책주도로 공급이 이루어지고 있으며, 부동산 정책이 호텔의 입지 결정에 많은 영향을 미치는 것으로 나타났다. 관광역사도시모형 분석을 통해 서울시의 호텔입지는 토지사용 계획과 법규에 많은 영향을 받는다는 것을 확인할 수 있었다. 또한 선행연구에서 밝혀진 것과 같이 시대의 변화에 따라 숙박시설 입지에 변화가 발생하며, 정책이 호텔 공급 및 입지선정에 있어 주요한 결정요인임이 밝혀졌다. 단일도심모형은 입찰지대곡선(bid-rent curve)에 의해 CBD(Central Business District)지점을 중심으로 그 지점에서 접근성이 높을수록 사용자가 더 높은 가격을 지불한다는 개념을 나타내는 입지의 이론적 모형이다. 본 모형을 통해 입지의 개념을 CBD와의 접근성으로 규정하고 CBD에서의 절대적인 거리로 정의하였다. 이에 본 연구는 지역에서의 도심을 도청과 시청의 위치로 정의 하여 호텔이 입지한 지역에서 도심과의 거리를 산출하여 변수로 투입하였다. 집적모형에서는 입지의 개념을 주변 호텔과의 집적정도와 주변호텔들의 성격으로 설명하고 있다. 집적모형을 통해 호텔의 입지를 주변의 호텔들의 집적 정도와 성격으로 정의 내렸으며 입지상계수를 활용한 호텔 집적지역의 여부와 호텔이 입지한 지역에서 운영 중인 동일등급 호텔의 객실 수, 상이한 등급 호텔 객실 수로 변수를 도출하였다. 주변호텔의 범위를 규정하기 위하여 행정구역 단위로 상권을 구분하였다. 집적모형에서 도출한 변수를 통해 호텔이 집적하고 있는 지역에 입지한 호텔의 경우 집적으로 인해 어떠한 영향을 받는지 파악하고, 지역 내 동일한 등급이나 상이한 등급의 호텔들의 존재가 호텔 객실 성과에 미치는 영향을 분석하였다. 본 연구에서는 선행연구 분석 결과를 바탕으로 호텔 객실 성과에 영향을 미치는 결정요인을 도출하였다. 호텔 내부적 요인으로는 호텔 객실 수, 호텔 운영 기간, 호텔 내에서 운영하는 레스토랑의 수, 등급 더미변수 및 국내체인브랜드 호텔의 여부와 해외체인브랜드 호텔의 여부를 투입하였다. 호텔 외부적 요인으로는 호텔이 입지한 지역의 경제적 상황에 대한 자료를 포함하고 있는 사업체 수와 주변지역의 매력물의 정보를 담고 있는 관광지 수, 그리고 안전등급을 적용하였다. 본 연구의 중점이 되는 입지요인으로는 서울 입지여부, 도심과의 거리, 호텔의 집적여부와 주변 호텔들의 성격, 그리고 해변호텔의 여부를 적용하였다. 본 연구는 공간시차모형을 적용하여 호텔 객실 성과 결정요인을 도출하였고, 다음과 같은 결과를 얻을 수 있었다. 첫 번째로 외국인 객실매출과 내국인 객실매출은 공간종속성을 나타내는 가 유의한 것으로 나타났다. 호텔은 주변호텔들과 서로 매출에 영향을 주며 상생효과를 가지는 것으로 나타났다. 두 번째로 호텔의 내부적 요인 중 해외체인브랜드 여부와 국내체인브랜드 여부는 내국인 객실 매출에만 영향을 미치는 결정요인으로 분석되었다. 세 번째로 호텔의 외부적 요인의 영향력은 수요특성에 따라 달라지는 것으로 나타났다. 외국인 객실매출의 경우 지역 경제의 활성화가 호텔 객실 성과를 증가시키는 결정요인으로 나타난 반면 내국인 객실 매출을 감소시키는 것으로 분석되었다. 네 번째로 호텔 객실 성과 결정요인 중 입지요인의 분석 결과 역시 수요 특성별 상이하게 도출되었다. 도심에서의 거리는 가까울수록 외국인 객실매출을 증가시키는 요인으로 분석된 반면, 도심과의 접근성은 내국인 객실매출에는 영향을 미치지 않는 것으로 나타났다. 이와 반대로 해변을 끼고 입지 해 있는 호텔일 경우 내국인 객실매출만 증가시키는 결정요인으로 도출되었다. 또한 서울에 입지한 호텔의 여부는 내국인 객실 매출을 감소시키는 요인으로 도출되었으며, 주변에 동일한 등급의 호텔 객실 수가 많을수록 외국인 객실 매출은 증가하는 것으로 나타났다. 본 연구는 호텔 입지에 대한 개념을 명확히 하고 측정 변수를 제시하여 후속연구를 위한 토대를 마련하였다. 또한 호텔 객실 성과 결정요인을 분석함에 있어 공간적 특성을 반영한 공간계량모형을 적용의 당위성을 제시하고, 호텔 객실 성과요인이 수요자의 특성에 따라 달라짐을 밝혔다는 점에서 학술적 시사점을 갖는다. 또한 호텔의 입지 결정과 호텔 주요 시장의 분석 관점에서 실무적인 시사점을 제시하였다.

One of the most distinctive characteristic of hotel supply is that it is difficult to relocate or reconfigure their product offerings. With this mind, it is highly probable that to investigate hotel performance determinants for offering adequate quality and size of hotel. Hotel performance determinants are considered in two categories. The first category consists of the internal factors that consist of hotel size, star rating brand. The other consists of external factors including circumstances, changes in economic, political, and culture where hotel is located. Besides these factors, as is well known, the geographic location in hotel industry has been identified as a key attribute determining hotel performance. Hotel performance relies heavily on location and great attraction has been shown in previous studies. This study is to highlight finding key factors on hotel performance by applying the location factor as a determinant of hotel performance, in addition to internal and external factors that commonly considered in numerous studies. As the outset, it is imperative to clarify the concept of location due to fact that there is lack of consensus defining the hotel location. This study employs the theoretical models of location to define hotel location. Tourist-History City Model(THC) is applied to investigate hotel location and spatial distribution pattern. Mono-Centric Model(MCM) and Agglomeration Model(AG) are adopted to define the concept of hotel location. Whereas MCM describes the hotels' location distribute along with land use patterns as several mono-centric rings, AG defines hotel location in agglomeration perspective. Through these models, hotel location is defined as the use of according to the distance from the city center and relational position of hotel. The hotel performance has a spatial correlation due to the spillover effect in peak season and price competition with their neighbors. For that reason, it is highly plausible applying spatial econometrics model which considering spatial effects in model. As hotel performance has spatial dependence with neighbors, the Spatial Lag Model that correcting for the potentially biasing influence of spatial autocorrelation is appropriate. For hotel industry, market segment is strongly related to hotel performance. Moreover, nationality of a customer was described as the key factor to place importance in location of hotel from former studies. Accordingly, this study takes consideration of customer segment whether foreigner guest or local residents and compare the results. The study take into consider the samples as hotels located in inland area of South Korea. The sample of this study is 306 hotels that consists of 1star to 5star hotels which hotels assessed by Korea Hotel Association. THC model investigates hotel location pattern with general arrangement and major location hotspot for hotel within a city. In order to analysis hotel location pattern, this study take into consideration of hotels in Seoul where capital of Korea and also the city where a majority of hotels are located. The result of THC model analysis shows that hotel room supply in Seoul has been determined by policy that for the purpose of fill the gap between supply and demand. This means that hotel location in Seoul is greatly affected by land use plan and regulations. As shown in previous studies, it is confirmed that hotel distribution pattern changes over time. The hotel location factors are derived from theoretical models in this study. One is the geographic distance from center of CBD(Central Business District) which taking a MCM approach. The others are related with feature of neighbors based on AG model. The agglomeration variable defined as dummy variable that has information about a level of agglomeration. In dealing with characteristics of neighbors, the number of rooms in same grade and others was applied. In order to define the scope of neighbor hotels, administrative area was adopted as the criteria. These variables represent the effect from hotel agglomeration and influence of neighbor hotels. In this study, the determinants of hotel performance are derived from previous research. Hotel internal factors are including the variable such as number of hotel room, age of hotel, the number of in-house restaurants, hotel grade, international chain brand, and local brand. The number of attractions, the number of companies in the areas, and the level of safe are adopted as hotel external factors. As the main factor of this study, the location factors contain the variables of whether hotel is located in Seoul, spatial distance from CBD, whether hotel is agglomerated, characteristics of neighbor hotels, and beach hotel or not. The following results were obtained from the determinants of hotel performances analyzed by applying the spatial lag model. Overall, there is significance of spatial dependency according to characteristics of demand. The revenue divided by segment has a significant spatial dependency. The hotels have a synergistic effect on performance to neighboring hotels. The result shows that the hotel room performance determinants affect differently by the segment. Whether chain hotel brand or not turns out the determinant of local residents' hotel room revenue, while not to foreigners'. Whereas economic activation increases foreigners' room revenue, it decreases the room revenue of local residents. Conversely, the number of attractions were found to be a determinant factor in increasing local residents's room revenue however, it did not affect room revenue of foreigners'. The location factors also has different effect on hotel revenue depending on the segment. As the geographic distance from CBD gets closer, hotels have the capability of increasing only foreigners' room revenue not the local residents'. In addition, those hotels located in Seoul were derived as a factor decrease hotel room revenue of local residents', and the more hotel rooms with same grade around hotel, the more revenue for foreigners'. This study lays the foundation for future work on hotel location study, by clarifying the concept of location and presenting the measurement of variables. In addition, this study suggests spatial econometrics model that reflects the spatial characteristics to analyzing the determinants of hotel room performance. This study suggests that it is reasonable to consider guest's segment when analyzing performance determinants of hotel. Therefore, this study suggests practical implications for hotel location choice and hotel room performance improvement.

Whereas MCM describes the hotels' location distribute along with land use patterns as several mono-centric rings, AG defines hotel location in agglomeration perspective. Through these models, hotel location is defined as the use of according to the distance from the city center and relational position of hotel. The hotel performance has a spatial correlation due to the spillover effect in peak season and price competition with their neighbors. For that reason, it is highly plausible applying spatial econometrics model which considering spatial effects in model. As hotel performance has spatial dependence with neighbors, the Spatial Lag Model that correcting for the potentially biasing influence of spatial autocorrelation is appropriate. For hotel industry, market segment is strongly related to hotel performance. Moreover, nationality of a customer was described as the key factor to place importance in location of hotel from former studies. Accordingly, this study takes consideration of customer segment whether foreigner guest or local residents and compare the results. The study take into consider the samples as hotels located in inland area of South Korea. The sample of this study is 306 hotels that consists of 1star to 5star hotels which hotels assessed by Korea Hotel Association. THC model investigates hotel location pattern with general arrangement and major location hotspot for hotel within a city. In order to analysis hotel location pattern, this study take into consideration of hotels in Seoul where capital of Korea and also the city where a majority of hotels are located. The result of THC model analysis shows that hotel room supply in Seoul has been determined by policy that for the purpose of fill the gap between supply and demand. This means that hotel location in Seoul is greatly affected by land use plan and regulations. As shown in previous studies, it is confirmed that hotel distribution pattern changes over time. The hotel location factors are derived from theoretical models in this study. One is the geographic distance from center of CBD(Central Business District) which taking a MCM approach. The others are related with feature of neighbors based on AG model. The agglomeration variable defined as dummy variable that has information about a level of agglomeration. In dealing with characteristics of neighbors, the number of rooms in same grade and others was applied. In order to define the scope of neighbor hotels, administrative area was adopted as the criteria. These variables represent the effect from hotel agglomeration and influence of neighbor hotels. In this study, the determinants of hotel performance are derived from previous research. Hotel internal factors are including the variable such as number of hotel room, age of hotel, the number of in-house restaurants, hotel grade, international chain brand, and local brand. The number of attractions, the number of companies in the areas, and the level of safe are adopted as hotel external factors. As the main factor of this study, the location factors contain the variables of whether hotel is located in Seoul, spatial distance from CBD, whether hotel is agglomerated, characteristics of neighbor hotels, and beach hotel or not. The following results were obtained from the determinants of hotel performances analyzed by applying the spatial lag model. Overall, there is significance of spatial dependency according to characteristics of demand. The revenue divided by segment has a significant spatial dependency. The hotels have a synergistic effect on performance to neighboring hotels. The result shows that the hotel room performance determinants affect differently by the segment. Whether chain hotel brand or not turns out the determinant of local residents' hotel room revenue, while not to foreigners'. Whereas economic activation increases foreigners' room revenue, it decreases the room revenue of local residents. Conversely, the number of attractions were found to be a determinant factor in increasing local residents's room revenue however, it did not affect room revenue of foreigners'. The location factors also has different effect on hotel revenue depending on the segment. As the geographic distance from CBD gets closer, hotels have the capability of increasing only foreigners' room revenue not the local residents'. In addition, those hotels located in Seoul were derived as a factor decrease hotel room revenue of local residents', and the more hotel rooms with same grade around hotel, the more revenue for foreigners'. This study lays the foundation for future work on hotel location study, by clarifying the concept of location and presenting the measurement of variables. In addition, this study suggests spatial econometrics model that reflects the spatial characteristics to analyzing the determinants of hotel room performance. This study suggests that it is reasonable to consider guest's segment when analyzing performance determinants of hotel. Therefore, this study suggests practical implications for hotel location choice and hotel room performance improvement.
