For the purpose of establishing a predictive model, special features of high-rise buildings were identified to derive the factors that change the construction cost depending on the number of floors, and the rate of cost increase was made through these derived features. As a result of the study, the major factors that affect the increase in costs compared to general buildings were classified as material cost, labor cost, expenses, and price fluctuation in high-rise buildings, and the proposed estimates model was suggested according to changes in the number of floors. About 80 percent of the factors affecting the construction cost of high-rise were the increase in material costs, followed by changes in prices due to long-term construction, rising labor costs, and consulting expenses for special features in high-rise buildings. When comparing the prediction model with the actual construction cases of skyscrapers, the cost deviation was between -14.52% and +9.08%, and was within the normal accuracy range of the approximate estimates. It is very difficult to generalize the analysis of this study because the construction cost of high-rise projects is very complex and there are many factors to be considered such as characteristics and site conditions of each project.
