본 연구는 부산광역시와 청주시에서 진행한 경제기반형 도시재생선도사업을 연구대상으로 선정하고 사업 전·후의 인구, 지역경제 및 노후도 관련 지표 비교 분석을 통해 선도지역의 사회적, 경제적, 물리적 개선 효과를 분석하였다. 분석결과 도시재생선도사업이 적어도 인근지역과 비교했을 때, 선도지역의 사회적, 경제적, 물리적 개선에 영향을 미쳤다고 보기에는 한계가 있다고 나타났다. 즉 도시재생선도사업이 종료된 시점에서 볼 때, 사업성과가 뚜렷하게 나타나지 않고 있는 것으로 나타났다. 따라서 도시재생선도사업을 실시함에 있어 세부사업 구성과의 연계성을 고려하지 않고 단순히 백화점식으로 나열하는 등의 계획을 수립하고 집행한다면, 사회적, 경제적, 물리적 개선을 기대하기 어렵다. 그러므로 향후 도시재생사업 추진에 있어서도 도시재생활성화계획 수립 시 사업목적에 부합하는 세부사업을 면밀하게 선정해야 한다. 또한 마중물사업, 지자체사업, 부처연계사업 및 민간투자사업이 상호 유기적으로 진행됨에 따라 시너지효과가 해당지역에 발현될 수 있도록 세부사업 추진 시 상시 모니터링하고 사후 성과평가를 통한 개선방안을 찾는 등 도시재생사업의 사후관리에 대한 노력도 병행되어야 한다.
