According to the results of analysis, with regard to the ranking of trade area of which the popularity declined among major trade areas in Seoul, Shinchon ranked the first. And with regard to the ranking of invigorated trade area among major trade areas, Shinchon ranked the lowest.
It was possible to call Shinchon trade area a representative downtown trade area in Seoul together with Gangnam station, Myeongdong and Jongno on the basis of trade areas near universities such as Yonsei University and Ewha Womans University before the 2000s. However, after that time, the popularity of trade area started to decline, because the Shinchon trade area lost the characteristics of trade area and its identity as a place for cultural exchanges.
The decline in the popularity of trade area can be regarded as decline from physical and non-physical aspects according to passage of time and social changes. In case of decline in the popularity of Shinchon trade area, downtown trade area, it is shown that the decline from the non-physical aspect has a larger effect than that from the physical aspect.

Final variables for factors in reinvigorating the trade area of which the popularity declined were chosen through F.G.I. among preliminary variables for reinvigorating the trade area of which the popularity declined and preliminary variables derived from precedent studies and related literatures, and then a factor analysis was carried out through statistics package SPSS. 5 groups composed of government employee group, visitor group, lessor group, lessee group and expert group were surveyed by utilizing AHP about factors in reinvigorating the analyzed trade area of which the popularity declined, and then they were classified and arranged according to hierarchy based on the pair-wise comparison, and differences were analyzed according to groups. Finally, standards for urban regeneration planning elements to reinvigorate the trade area of which the popularity declined were empirically analyzed.
