Many researchers have discussed the leader’s role and its importance in construction projects, drawing on various theories and methods, and shown that the project manager (PM) is the most important player in a domestic construction project. The aim of the present study was to examine how PM leadership affected the execution of a successful Building Information Modeling(BIM) project using a correlation analysis of quantified PM’s leadership and BIM maturity level and by the success-failure case study of recent ongoing apartment projects in a specific construction company to minimize other factors, such as organization matter or type of construction that could affect over the maturity level of the BIM. First, we deployed the “Leader Behaviour Description Questionnaire (LBDQ),” which has been widely applied in leadership assessments of PMs due to its background and trustworthiness. Next, we developed three hypotheses in accordance with the purpose of the study and then evaluated the PM’s leadership, prior knowledge of BIM, and BIM maturity levels of each project. The PM’s leadership was divided into two characteristics (consideration and initiating) before the assessment, and the results were then used for the correlation analysis and t-test with BIM maturity level. The BIM maturity level of the target projects was evaluated using a method called the BIM Proficiency Matrix (BPM), which can be used to select the specific content to be included in an assessment lists fit for projects. The null hypotheses of the relations between leadership, prior knowledge, and BIM maturity were accepted or rejected based on the results of the correlation analysis and t-test of the quantified variables. “Patten matching” analysis of the success or failure of the projects (two high-scoring projects and two low-scoring projects) was then performed to check and confirm the hypotheses. The results revealed a meaningful correlation between the PM’s leadership and BIM maturity level but no meaningful correlation between prior knowledge and BIM maturity. They also suggested that there was little difference between the two characteristics of leadership. We discuss other major factors, such as the organizational structure and construction difficulties, that may affect the execution of BIM. This study highlights the importance of the PM’s leadership and prior knowledge level, in addition to the BIM maturity level, in the execution of BIM projects.
