본 연구는 공유 오피스 이용자들이 생각하고 있는 공유오피스의 커뮤니티 프로그램을 포함한 구성요소들의 중요도를 분석하여, 사업형태에 따른 이용자별 구성요소의 우선순위가 추후 공유오피스 조성에 있어 이용 대상자에 따라 제공할 공유 오피스의 공간요소 제공 수준 및 범위를 제시하는 것이 목적이다. 첫째, 오피스 사무공간의 개념 변화 속에서 공유오피스의 등장과 진화를 파악하고, 둘째, 공유오피스 사용자를 분석하여 공유 오피스 유형을 구분하고, 셋째, 사용자별 구성요소에 대한 중요도를 분석하여 향후 공유 오피스 구성시 가이드라인 제시하고자 하는데 있다. 공유오피스의 공급은 약 20년 전인 IMF 직후에 시작 되었는데 산업으로 분류할 만큼 시장이 형성되어 있지는 않았다. 그러나 세계적으로는 공유경제의 확산과 더불어 2010년부터 많은 성장을 하게 되었고 그 성장의 중심에 있는 위워크의 2016년 국내 진출로 인해 코워킹오피스는 공유오피스 시장을 전통 비즈니스센터형과 코워킹오피스의 양분화를 이루며 주목을 받기 시작하였다. 국내에서는 2015년 페스트파이브가 코워킹오피스 비즈니스를 단기간내에 다수점을 출점하면서 위워크와 더불어 임대시장으의 조건을 주도할 만큼 활성화가 되고 있다. 이에 임대산업과는 관련이 없는 대기업들도 코워킹오피스를 공급하기 시작했으며 높은 공실률이 지속되는 임대시장에서 많은 건물주들이 직접 공급하고자 하는 움직임을 보이기도 하였다. 공유오피스는 계약의 형태로는 일정공간을 임대하여 소규모 공간으로 분할하여 재임대하는 전대 사업이다. 이런 계약관계와 상관없이 이를 사용하는 이용자들은 자신이 속한 사업형태에 따라 공유 오피스를 선택하여 이용하게 되는데, 코워킹 오피스의 출현은 이 선택의 범위를 물리적인 공간의 영역으로 한정하지 않고 그 공간에서 벌어지는 이벤트, 이용자들을 서로 연결하는 프로그램의 유무, 또 그러한 프로그램의 질적인 우수성까지로 확장하였다. 공유 경제의 확산은 이런 코워킹 오피스의 급속한 확산을 뒷받침하고 있다. 그리고 만성적 공실에서 벗어나 건물의 수익률을 원활하게 하고자 하는 건물주나 신사업의 주체로서 공유오피스를 조성하고자 하는 공급자들에게 공유오피스의 구성요소들 중 어떠한 요소를 우선시하여야 하는가는 공유오피스 운영에 중요한 요소가 되기 때문이다. 비즈니스센터형이나 코워킹오피스형 모두 금액적인 부분으로만 사업 운영을 고려할 수는 없다. 일반 오피스 임대는 아무것도 가공되지 않은 채로 임차인이 직접 공간을 구성하는데 반해 공유 오피스는 입지, 면적, 건물의 퀄리티 등의 기본적인 임대 여건에 사용하고자 하는 이용자의 사업형태에 따라 차별화된 공간을 구성하여 상품화해야 한다. 공유오피스의 주 이용자인 소규모 사업자의 확산이 가속화 되는 환경 속에서 이들이 잘 정착하고 정형화된 사업체로 자리잡는 것은 금융위기 이후 지속 침체된 경제를 극복하는데 한 해결책이 될 것이다. 이러한 경제 활성화 측면에서도 각 사업형태별 소규모 사업자의 니즈를 잘 반영된 공유 오피스의 공급이 필요하다. 이에 본 연구에서는 공급자가 보유하고 있는 환경 즉 제한된 공간과 물리적, 입지적 환경에 공간을 구성하여 공유오피스를 공급하고자 할 때 사용자의 니즈를 반영할 수 있는 구성요소의 중요도를 분석하였다. 상위개념의 1개층 요인으로서 고유업무공간과 업무지원공간 그리고 공유오피스의 양분화를 이끈 코워킹오피스의 컨테츠적 요소가 담긴 영역인 사업확장지원공간의 3개 항목으로 구성하였다. 하위요인의 2개층 요소로는 ‘고유업무공간’영역에 대해서는 다섯가지 항목, ‘업무지원공간’과 ‘사업확장’영역에서는 각각 4개 항목으로 구성하였다. 이 13가지의 항목을 기준으로 공유오피스의 구성요소의 중요도를 파악하기 위해 국내 도심권역내 공유오피스를 선정하여 실제 사용하고 있는 이용자를 중심으로 설문조사를 실시하였다. 설문 대상에 있어서는 전통비즈니스센터형과 코워킹 오피스형 입주자를 나누어 조사하지는 않았으나 설문 내용에 있어서 사업형태와 입주하고 있는 공유오피스의 유형을 구분하여 사업형태별 공유오피스의 유형별로 구성요소의 중요도를 파악할 수 있게 하였다. 실제 이용자를 중심으로 1:1 설문을 실시하여 유효 인원 101명의 중요도 답변을 AHP 기법을 활용하여 분석하였고, 국내 상위 업체의 대표 및 운영 담당 임원을 만나 심층 인터뷰를 실시하여 많지 않은 표본수로 인한 제한성을 극복하고자 하였다. 설문을 통해서 얻은 결론으로는 첫째, 공유오피스 이용자를 스타트업과 비스타트업으로 구분할 수 있었다. 사업운영에 있어 두 그룹이 생각하는 공유오피스의 구성요소의 중요도가 다르게 조사되었다. 둘째, 상위요인에 대한 중요도 분석에서 스타트업과 비스타트업에게 모두 고유업무공간이 가장 중요하였다. 셋째, 상위요인의 중요도 분석에 있어 두 그룹 간 두 번째 중요요인은 스타트업은 업무지원공간이, 비스타트업은 사업확장지원공간으로 조사되었다. 마지막으로, 종합 가중치에 나타난 결과를 토대로 공유오피스 공급시 고려할 만한 사항이 제시 되었다. 결론의 네가지 분석을 종합해 볼 때 공급자는 공유오피스 조성시 고유업무공간에 구성을 바탕으로 사용자의 유형, 이 논문에서는 스타트업과 비스타트업으로 구분 하였으므로 스타트업 대상으로는 사업확장지원공간을 활용한 커뮤니티 프로그램을 적절히 구성하고 비스타트업을 대상으로는 업무지원공간에 대한 효율성을 제고해야 할 것으로 판단된다. 본 연구는 공유오피스의 중요도를 분석하여 공급자로 하여금 공유오피스 조성시 사용자의 니즈에 따른 가이드라인을 제시하였다는데 의의가 있다. 그러나, 본 연구는 다음과 같은 한계가 있다. 첫째, 스타트업과 비스타트업의 공유오피스 이용자들을 연구하였으나 스타트업의 비중이 높아 다양한 비스타트업종의 공유오피스 이용자에 대한 연구가 필요하다. 둘째, 코워킹오피스의 국내 출현이 채 2년밖에 안되었고, 이용자들의 입주기간이 짧다는 한계점이 있다. 따라서 공유오피스 사업에 대한 지속적인 연구가 필요하다. 향후 연구과제로는 공유오피스의 수요층인 소규모 사업자의 증가가 서울로만 국한된 것이 아니기 때문에 서울 도심권을 넘어 전국적으로 연구로를 확대할 필요가 있다. 동시에 서울 내에서도 부도심과 도심권역의 이면 도로에 있는 빌딩의 공유오피스 공급 가능성에 대한 연구가 필요하다.

The purpose of this study is to analyze the importance of the shared office components including the community program perceived by the users, and thereupon, suggest their priorities depending on the business types and thereby, propose the level and scope of the spatial elements of the shared office for future development of the shared offices. To this end, this study 1) reviews the emergence and evolvement of the shared offices affected by the changed concept of the office space, 2) analyzes the shared office users' perceptions to categorize the shared offices, and 3) analyzes the importance of the shared office components depending on users to suggest a guideline for future development of the shared office. Shared offices began to be developed about 20 years ago or just after the IMF bailout program, but their market has yet to be established enough to define them as an industrial sector. Nevertheless, as the concept of the shared economy has spread throughout the world, share offices have grown much since 2010. In 2016, the leading shared office company 'We Work' advanced into the Korean market, and thus, Core King Office began to draw attention, with the shared office market divided into the traditional business center type and the Core King office type. In 2015, FastFive launched multiple co-working offices in Korea, and thus, are now leading the rental office markets together with We Work. Thus, the large companies who were not related with the rental industry began to supply the co-working offices, and in the rental office markets where vacancy ratio is high, many building owners are going to supply the shared offices to users directly. Shared office business is a sub-lease business where a businessman rented a certain office space and then, comparted it to be re-leased to many lessees. Regardless of the contractual relationships, the users select the shared offices befitting their own business types. As co-working offices have emerged, the scope of users' selection is not limited to the physical space, but expanded to the events within the space, inter-tenant program, and some qualitative business aspects. Expansion of the shared economy supports the rapid expansion of such co-working offices. The building owners who want to enhance the rental profits or the suppliers who like to develop the shared offices need to know about the priorities among their components, because such knowledge is important for their management of the shared offices. In both business center type and co-working office type, the rental business cannot well be operated only in terms of profits. While tenants tend to design the space that is void in case of the ordinary office lease, the shared office developers/managers are obliged to compose differentiated spaces in reference to location, area and building quality to meet potential tenants' business needs, and thereby, commercialize the compartments of the office building. Since small businessmen or the potential clients of the shared office market are spreading, it is deemed necessary to supply the shared offices reflecting their diversified needs. Thus, this study analyzed the importance of the shared office components assuming that the supplier should compose office spaces within the limited space in consideration of the limited space and geographic conditions to meet clients' needs. For the one-story space, this study composed original office space, business support space and business expansion space; the business expansion space contained contents of the co-working office that is one of the two pillars in the shared office market. For 2-story sub-components, 'the original office space' was divided into 5 sections, while 'business support space' and 'business expansion one' were divided each into 4 sections. In order to analyze the importance of each shared office component based on these 13 sections, this study sampled the shared offices in a downtown of Seoul to conduct a questionnaire survey for the shared office users. In this survey, users of the traditional business center type were not separated from the co-working office users, but in the questionnaire, the office type was divided to analyze the importance of each shared office component. This study had a face-to-face interview with the shared office users, and used AHP technique to analyze the responses from 101 users, and had an in-depth interview with the CEO of a high-ranking shared office operator and its director-in -charge in an effort to offset the mal-effects of the small sample. The analysis of the survey could be concluded as follows. First, users of the shared office users could be divided into startups and non-startups. The importance conceived of the shared office components was different between the two groups. Secondly, as a result of analyzing the importance of the upper factors, the original office space was most important for both groups. Thirdly, the second most important component was business support space for the startups, and business expansion support space for the non-startups. Lastly, based on the weighted results, some considerations for supply of the shared offices were suggested. Summing up, suppliers were surveyed centering around the composition of the office spaces, while users were divided into startups and non-startups. It was deemed necessary to compose the business support spaces appropriately for the startups, while enhancing the efficient business support spaces for non-startups. This study may well be significant in that it analyzed the importance of the shared office components and thereby, suggested a guideline for development of the shared offices reflecting users' needs. However, this study may be limited as follows. First, this study sampled startup users and non-startup ones, but since the startups overwhelm the non-startups in terms of numbers, future studies are required to isolate the non-startups' users of the shared offices. Secondly, it is only 2 years since the co-working offices were introduced to Korea and moreover, the users have been working in their shared offices for a short period. Hence, this study should be followed up by future studies continuously. It is hoped that future studies will expand their scope throughout the nation since the clients of shared offices are not limited to Seoul. At the same time, Seoul should be divided into sub-downtowns and downtown and thereby, the possibility that the shared office buildings could be developed on the backside roads should be explored.
