Quality defects in construction projects have resulted in cost overruns, schedule delays and claims due to rework. In this regard, many studies have been conducted in overseas countries to identify the defects-generation mechanisms through statistical techniques and surveys. Then, based on the data collected from the surveys, investigations are carried out so to ascertain the underlying causes of defects. In Korea, research has been conducted on the relationship between the causes of defects and the complex correlation between them through the utilization of data mining techniques. However, the existing research has a limitation in the collecting of data because it depends on respondents’ experience through questionnaire surveys. In addition, although the generation of defects has a structure that leads to indirect cause → direct cause → defect→ disposition, it is unable to analyze this structure on a systematic basis. Besides, data mining requires additional efforts to filter irrelevant or meaningless data as it generates large amounts of data. Therefore, there is a need to examine the structure of quality defects and devise effective defect prevention measures through the use of statistical techniques that can utilize vast quantities of quality defect data generated in the actual field and derive significant effects in a relatively short time. In this regard, this study investigated the structure of quality defect generation through a correlation analysis based on nonconformity cases collected in the actual field and suggested preventive measures to prevent quality defects from occurring in construction work. The results of this study are summarized as follows. First, the definition of nonconformity in construction work and the causes of quality defects were examined based on previous studies. Second, 831 architecture cases selected among 1,241 nonconformity reports collected from 30 construction projects in Korea were analyzed in detail. Third, the structure of defect generation was classified into 4MIE, direct cause, generation pattern and disposal plan in order to identify the causes of quality defects based on 831 nonconformity reports. Fourth, 831 nonconformity cases were categorized to construct a database for correlation analysis. The correlation analysis was performed using the constructed data, and the relationships with the correlation coefficients of more than 0.8 and defect cases that occurred in the actual field were matched and explained in detail. Fifth, the correlation coefficients were utilized to identify the structure of defect generation, which was represented in the network diagram of causal relationship that leads to 4M1E → direct cause →generation pattern → disposal plan. The diagram was schematized by node size, color and type of arrow (solid line, dotted line) as well as thickness according to the correlation coefficient and frequency. In addition, the types of defect generation were divided into installation defect, appearance deformation, performance degradation and finishing damage, respectively in the network diagram in order to suggest defect prevention measures. Based on the structure divided by each generation type, practical preventive measures were devised to prevent defects. Sixth, based on the above results, the logical feasibility and practical applicability of this study were verified through expert interviews. In this study, the structure of defect generation was classified in detail to systematically identify the generation process of quality defects, and the correlation analysis was performed to estimate the causal relationship. More specifically, in order to investigate the hierarchical relationship, the structure of the quality defect generation was schematized based on the nonconformity cases that occurred in the actual field, and prevention measures that can reduce defects were exemplified. Therefore, it is expected that the results of this study will help to preemptively prevent quality defects. Meanwhile, it is necessary to analyze not only the types of defects which were not investigated in this study, but also other types of construction apart from architecture. In addition, further research needs to be conducted regarding the effects of cost overruns and schedule delays due to quality defects on project performance.
