The background and purpose of the study was to investigate the sharing office that brought physical changes to the real estate market through the spread of the sharing economy. We analyzed the type of sharing office that operates branches in Korea, and selected one of the companies to conduct in-depth interviews. We searched for common factors through surveying and analyzing the opinions and satisfaction of use of private and public spaces within the sharing office of occupants. We analyzed five types of WewWork, FastFive, Lehobot, Biztown, and Cafe24 start-up centers operating sharing office branches in Korea. It was classified as urban, suburb, and neighborhood models through the area of the store. WeWork and FastFive were classified as urban model and Lehobot was classified as suburb model. Biztown and Cafe24 were classified as neighborhood model. The urban models are mainly located in major business areas, and the suburb models are centered around Seoul. The neighborhood models are located in areas except for business areas. We chose one of the companies that analyzed the type, and selected five residents' representatives to conduct in-depth interviews. The contents of the in-depth interviews were traffic, building size, occupants type, lease area, membership option, internal space composition(work space, public space) and analyzed common factors. The common factors are as follows. First, the public office occupants considered transportation important. They preferred to be located in a station area with access to the sharing office location, and the presence of parking lots was also important for the occupants where employee frequently work away. In addition, the accessibility form home was also one of important reasons for choosing the current sharing office company. Second, they did not think the size of the building was important, but felt most uncomfortable about management. Although there was no inconvenience in the inside facility of the sharing office, it was found that it was necessary to improve the public part of the building because many felt a lot of inconvenience. Third, occupants' types were diverse, and mostly small start-ups and freelancers, consisting of one to two people. Most of them thought about the opportunity of coworking before moving in, but they did not get such opportunities. So It is necessary to improve through the introduction of the manager in charge and the exclusive online network or application in the future. Fourth, they did not think the size of sharing office, and emphasized the work space more than the importance of the public space. Fifth, they generally used private office and multi-office, and the price of membership options was found to be a significant part of the reasons for choosing a company. Most of their occupancy was less than one year old, and they were willing to extend the contract later. Sixth, they complained about obstruction, soundproofing, and heating and cooling for their work space, and it was necessary to improve the interior construction in the future. We found that conference room was important for the public space, and the tenants hoped that there would be more small conference rooms than large conference rooms. The results of this study showed that common factors were identified through surveys of opinions and satisfaction of sharing office occupants, and improvement plan was found through inconveniences. We expect this study to be provided as theoretical and practical data, as the sharing office market is developing.
