Stable commercial sales volume are one of the key factors in the growth of the local economy as they directly or indirectly affect the labor market, such as start-ups, employment and job creation. Therefore, the government has provided various economic support policies for small business owners to improve the unstable business sales phenomenon, but it remains unclear whether the declining commercial districts distributed here and there will be revitalization. In order to revitalize the commercial district, it is necessary to closely verify what factors affect commercial sales volume based on objective data, and based on this, various implications need to be derived. In response, this study positively analyzed the impact of the spatial distribution of the de facto population in Seoul on the sales of commercial districts by segmenting the de facto population data, one of the recently opened urban big data, into time and age. In particular, the research was conducted on developing and alley commercial districts, which are the most distributed in space among commercial districts in Seoul. In addition, commercial sales may vary depending on the local characteristics of the commercial district, and sales of the commercial district may vary over time. To take this into account, this study sought to establish the relationship between the de facto population and commercial sales volume by utilizing a panel model that can control the time and space factors. The results of the de facto population on each commercial district are as follows. First, as the number of people de facto at night increases, it is shown that it has a more positive influence on sales in Seoul's alley and development businesses. Specifically, if the number of people de facto at night (18 p.m. to 21 p.m.) in the Seoul metropolitan area increases by 1 percent, quarterly sales of alley and development businesses are likely to increase by about 0.04 percent. Second, the influence of the de facto population on each type of commercial district was different depending on age. For example, it was found that sales volume of alley commercial districts are likely to increase as the number of young people in the alley increases, while development commercial districts are more likely to increase as the number of senior citizens increases. In the case of alley commercial districts, the increase in the number of young people at night, such as general common sense, has the biggest impact on quarterly commercial sales volume. On the other hand, in the case of developing commercial districts, there are many areas where business districts are concentrated, such as cities and Gangnam, so it is believed that the population of office workers and middle-aged people related to work is large. The results of this study suggest the following implications. First, strategies for promoting commercial sales should be differentiated by region. Second, in order to revitalize commercial districts in the future, policies should be established by closely analyzing the demand patterns for the de facto population using the actual commercial districts.
